ข้อ 2. เพื่อเป็นการตอบแทนแก่ผู้ให้เช่าที่ผู้ให้เช่าตกลงยินยอมให้ผู้เช่าได้ทรัพย์สินตามสัญญานี้ผู้เช่าตกลงให้เงินเพื่อเป็นการตอบแทนแก่ผู้ให้เช่าต่างหากจากค่าเช่าเป็นจำนวนเงิน……………………บาท (………………………………….) และให้ถือว่าเป็นการให้เปล่าหรือให้โดยเสน่หาไม่มีข้อผูกพันใดๆ ที่จะให้ผู้ให้เช่าคืนให้แก่ผู้เช่าไม่ว่ากรณีใดๆ ทั้งสิ้น ทั้งนี้ ผู้เช่ารับว่าจะให้ค่าตอบแทนดังกล่าวโดย

ข้อ 3. กำหนดระยะเวลาเช่าให้เริ่มนับตั้งแต่วันจดทะเบียนการเช่าตามกฎหมายเป็นต้นไป หากยังไม่ปรากฏมีการจดทะเบียนสิทธิตามกฎหมายแล้ว ผู้ให้เช่าไม่จำเป็นต้องทำการส่งมอบทรัพย์สินที่เช่าและผู้เช่าไม่จำต้องชำระค่าเช่า
ข้อ 4. ผู้เช่าจะต้องดูแลรักษาทรัพย์สินที่เช่าตามสัญญานี้ให้อยู่ในสภาพที่ใช้สอยได้และยินยอมให้ผู้ให้เช่าหรือตัวแทนของผู้ให้เช่าเข้าตรวจสอบดูแลทรัพย์สินได้เสมอ
ข้อ 5. ในการเช่าทรัพย์สินที่เช่า ผู้เช่าจะให้เพื่อกิจการ…………………………………เท่านั้น
ข้อ 6. ผู้เช่าให้สัญญาว่าจะไม่นำทรัพย์สินที่เช่าไปให้ผู้อื่นเช่าช่วง ไม่ว่าจะเป็นไปโดยนิตินัยหรือพฤตินัยก็ตาม
ข้อ 7. ผู้เช่าจะจัดการดูแลทรัพย์สินที่เช่าและบริเวณของทรัพย์สินที่เช่าไม่ให้มีสิ่งโสโครก หรือกลิ่นเหม็นอันเป็นที่น่ารังเกียจและเป็นการรบกวนบุคคลอื่น
ข้อ 8. ค่าธรรมเนียม ค่าภาษี ค่าใช้จ่ายที่ต้องชำระให้แก่ทางราชการ………………………… จะเป็นผู้รับภาระเองทั้งสิ้น
ข้อ 9. หากคู่สัญญาฝ่ายใดฝ่ายหนึ่งผิดนัดสัญญาข้อใดข้อหนึ่ง ให้ถือว่าสัญญาเช่าเป็นอันสิ้นสุดลงโดยมิต้องบอกกล่าว และคู่สัญญาฝ่ายที่ผิดสัญญาต้องรับผิดชอบชดให้ค่าเสียหายอันเกินจากการผิดนัดผิดสัญญานั้นด้วย ทั้งนี้ ในกรณีที่ผู้ให้เช่าผิดสัญญา ผู้เช่ามีอำนาจฟ้องร้องบังคับให้ผู้ให้เช่าปฏิบัติตามสัญญาและเรียกร้องค่าเสียหายได้
สัญญานี้ได้ทำขึ้นเป็นสองฉบับมีข้อความถูกต้องตรงกัน คู่สัญญาทั้งสองฝ่ายได้อ่านและเข้าใจสัญญาดีแล้วจึงลงลายมือชื่อไว้ต่อหน้าพยานเป็นสำคัญ และเก็บสัญญาไว้ฝ่ายละฉบับ

ข้อ 4. ผู้เช่าจะต้องดูแลรักษาทรัพย์สินที่เช่าตามสัญญานี้ให้อยู่ในสภาพที่ใช้สอยได้และยินยอมให้ผู้ให้เช่าหรือตัวแทนของผู้ให้เช่าเข้าตรวจสอบดูแลทรัพย์สินได้เสมอ

ข้อ 3. กำหนดระยะเวลาเช่าให้เริ่มนับตั้งแต่วันจดทะเบียนการเช่าตามกฎหมายเป็นต้นไป หากยังไม่ปรากฏมีการจดทะเบียนสิทธิตามกฎหมายแล้ว ผู้ให้เช่าไม่จำเป็นต้องทำการส่งมอบทรัพย์สินที่เช่าและผู้เช่าไม่จำต้องชำระค่าเช่า
ข้อ 4. ผู้เช่าจะต้องดูแลรักษาทรัพย์สินที่เช่าตามสัญญานี้ให้อยู่ในสภาพที่ใช้สอยได้และยินยอมให้ผู้ให้เช่าหรือตัวแทนของผู้ให้เช่าเข้าตรวจสอบดูแลทรัพย์สินได้เสมอ

ข้อ 8. ค่าธรรมเนียม ค่าภาษี ค่าใช้จ่ายที่ต้องชำระให้แก่ทางราชการ………………………… จะเป็นผู้รับภาระเองทั้งสิ้น
ข้อ 9. หากคู่สัญญาฝ่ายใดฝ่ายหนึ่งผิดนัดสัญญาข้อใดข้อหนึ่ง ให้ถือว่าสัญญาเช่าเป็นอันสิ้นสุดลงโดยมิต้องบอกกล่าว และคู่สัญญาฝ่ายที่ผิดสัญญาต้องรับผิดชอบชดให้ค่าเสียหายอันเกินจากการผิดนัดผิดสัญญานั้นด้วย ทั้งนี้ ในกรณีที่ผู้ให้เช่าผิดสัญญา ผู้เช่ามีอำนาจฟ้องร้องบังคับให้ผู้ให้เช่าปฏิบัติตามสัญญาและเรียกร้องค่าเสียหายได้
สัญญานี้ได้ทำขึ้นเป็นสองฉบับมีข้อความถูกต้องตรงกัน คู่สัญญาทั้งสองฝ่ายได้อ่านและเข้าใจสัญญาดีแล้วจึงลงลายมือชื่อไว้ต่อหน้าพยานเป็นสำคัญ และเก็บสัญญาไว้ฝ่ายละฉบับ
