A more positive approach to the separation of assigned personnel is the separation of services into individual contracts. Instead of extending a professional design services contract to include construction management services, owners should enter into a standard contract for design services and a separate companion contract for construction management services. This concept of contract separation is often used in the more traditional design-build contracting system, where a contract covering design only precedes a second contract for a lump sum for the construction of the project. Contract separation permits each document to speak for itself with regard to the technically unrelated services, permitting the use of their independent provisions to prevent crossover personnel assignments casually inferred by a single extended services agreement.
