4. เมื่อก่อสร้างอาคารดังกล่าวในข้อ 3 เสร็จบริบูรณ์แล้ว ผู้เช่าจะต้องส่งมอบอาคารให้แก่ผู้ให้เช่าและให้อาคารตกเป็นกรรมสิทธิ์ของผู้ให้เช่าเมื่อสิ้นสุดสัญญา และผู้เช่าตกลงออกค่าภาษีบำรุงท้องที่ ภาษีโรงเรือนและที่ดิน หรือภาษีอื่นใด ตลาดจนค่าธรรมเนียมและค่าใช้จ่ายต่างๆ ที่เกี่ยวกับสัญญานี้ตามกฏหมาย กฎ ระเบียบ และข้อบังคับอยู่แล้วในขณะนี้ หรือที่จะออกให้บังคับต่อในภายหน้าแทนผู้ให้เช่าทั้งสิ้น

5.2 ก่อสร้างอาคารตามข้อ 3 พร้อมทั้งต้องติดตั้งประปา ไฟฟ้า มาตรวัดน้ำ และไฟฟ้าภายในอาคารให้สมบูรณ์อยุ่ในสภาพที่ใช้การได้ทันที ให้แล้วเสร็จบริบูรณ์ภายในกำหนด 4 ปี นับแต่วันที่ลงนามในสัญญานี้ ซึ่งครบกำหนดในวันที่ 21 เดือน ตุลาคม พ.ศ.2560 หากไม่ดำเนินการตามระยะเวลาดังกล่าว ให้ถือว่าผู้เช่าผิดสัญญานี้
