สัญญานี้ทำขึ้นระหว่าง ข้าพเจ้า นางพนาศรี ศีลธรรมเจริญ ฝ่ายหนึ่ง ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้ให้เช่า” กับ นางเนตรนภา ชุมเสนา อีกฝ่ายหนึ่ง ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้เช่า” ทั้งสองฝ่ายตกลงทำสัญญาเช่าต่อกันดังมีข้อความดังนี้
ข้อ 1 ผู้ให้เช่าตกลงให้เช่าและผู้เช่าตกลงเช่าบ้าน,ตึกแถว ห้องเลขที่ 20/197 ม. 10 ถนน พัทยาใต้ ตรอก/ซอย-
ตำบล/แขวง หนองปรือ อำเภอ/เขต บางละมุง จังหวัดชลบุรี จำนวน 1 คูหา ในอัตราค่าเช่าเดือนละ 30,000 บาท (สามหมื่นบาทถ้วน)

ข้อ 3 ผู้เช่าได้ตรวจดูบ้าน, ตึกแถวที่เช่าแล้ว เห็นว่าทุกสิ่งอยู่ในสภาพเรียบร้อยใช้การได้อย่างสมบูรณ์ จะดูแลมิให้ชำรุดทรุดโทรมและจะบำรุงรักษาให้อยู่ในสภาพที่ดี พร้อมที่จะส่งมอบคืนตามสภาพเดิมทุกประการ และตกลงยอมให้ผู้ให้เช่าหรือตัวแทน เข้าตรวจดูบ้าน, ตึกแถวที่เช่าได้ทุกเวลา ภายหลังที่ได้แจ้งความประสงค์ให้ผูู้เช่าทราบแล้ว ถ้าผู้เช่าต้องออกไปจากบ้าน, ตึกแถวที่เช่าไม่ว่ากรณีใดๆ ผู้เช่าจะเรียกร้องค่าเสียหายและ/หรือค่าขนย้ายจากผู้ให้เช่ามิได้
ข้อ 4 ผู้เช่าไม่มีสิทธิ์นำบ้าน, ตึกแถวที่เช่าออกให้ผู้อื่นเช่าช่วงหรือทำนิติกรรมใดๆกับผู้อื่นในอันที่จะเป็นผลก่อให้เกิดความผูกพันในบ้าน, ตึกแถวที่เช่า ไม่ว่าโดยตรงหรือโดยปริยายและจะไม่ทำการดัดแปลงหรือต่อเติมบ้าน, ตึกแถวที่เช่าไม่ว่าทั้งหมดหรือบางส่วน เว้นแต่จะได้รับความยินยอมเป็นหนังสือจากผู้ให้เช่าและหากผู้เช่าได้ทำการดัดแปลงหรือต่อเติมสิ่งใด ตามที่ได้รับความยินยอมเมื่อใดแล้ว ผู้เช่ายินยอมยกกรรมสิทธิ์ในทรัพย์สินสิ่งนั้นให้ตกเป็นของผู้ให้เช่านับแต่เมื่อนั้นด้วยทั้งสิ้น
ข้อ 5 เมื่อผู้เช่ากระทำผิดสัญญาข้อหนึ่งข้อใด ผู้ให้เช่ามีสิทธิ์บอกเลิกสัญญาได้ทันที และผู้เช่ายอมให้ผู้ให้เช่าทรงไว้ซึ่งสิทธิที่จะเข้ายึดครอบครองสถานที่ และสิ่งที่เช่าได้โดยพลัน ตลอดจนผู้เช่าตกลงยินยอมให้ผู้ให้เช่าเข้าทำการปิดใส่กุญแจห้องของผู้เช่าไว้ด้วย

ข้อ 6 ถ้าผู้ให้เช่าผู้เช่าตกลงจะขายบ้าน, ตึกแถวที่เช่าให้แกผู้ใดก่อนครบกำหนดการเช่าตามสัญญานี้ผู้ให้เช่าจะต้องแจ้งให้ผู้เช่าทราบล่วงหน้า เพื่อให้ผู้เช่าเตรียมตัวออกจากบ้าน, ตึกแถวที่เช่าเป็นเวลาไม่น้อยกว่าสองเดือน และผู้ให้เช่าจะต้องแจ้งให้ผู้เช่าทราบด้วยว่า จะตกลงขายให้แก่ผู้ใด เป็นเงินเท่าใดเพื่อให้ผู้เช่าจะได้มีโอกาสตกลงซื้อได้ก่อน ในเมื่อเห็นว่าราคาสมควร
ข้อ 7 ค่าภาษีโรงเรือนและที่ดินทั้งสองฝ่ายตกลงให้ ผู้เช่าเป็นผู้เสีย
ข้อ 8 ถ้าเกิดอัคคีภัยขึ้นไม่ว่ากรณีใดๆ ให้สัญญานี้เป็นอันระงับลง
ข้อ 9 ผู้เช่าไม่มีสิทธิ์นำบ้านไปทำการค้าอย่างอื่นนอกเหนือจากมินิมาร์ท ยกเว้นได้รับอนุญาตจากผู้ให้เช่าเป็นลายลักษณ์อักษร
ข้อ 10 เมื่อสิ้นสุดอายุการเช่า ผู้ให้เช่ามีความประสงค์ให้ผู้เช่า, เช่าต่อผู้เช่า ต้องทำสัญญาก่อน 30 วัน มิฉะนั้นถือว่าสละสิทธิ์
ข้อ 11 สัญญานี้มีระยะเวลาตั้งแต่วันที่ 1 มีนาคม 2555 ถึง 28 กุมภาพันธ์ 2556
