โดยนายขจิตเจตน์ ทรัพย์มณี ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้ให้เช่า” ฝ่ายหนึ่ง กับ ……………………………………………………………… อยู่บ้านเลขที่ …………………………………………………………………………………………………………………………………………… ถือบัตรประชาชนเลขที่ …………………………………… ออกให้โดย …………………………………… วันหมดอายุ ………………………… เบอร์โทร.................................................................. ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้เช่า” อีกฝ่ายหนึ่ง
ทั้งสองฝ่ายตกลงทำสัญญากันโดยมีข้อความดังต่อไปนี้
1. ผู้เช่าต้องเป็นสุภาพชน บรรลุนิติภาวะแล้ว ประกอบอาชีพการงานสุจริต ไม่มีสภาพเป็นนักเรียน นิสิต นักศึกษา

แขวงพลับพลา เขตวังทองหลาง กทม. 10310 เพื่อใช้เป็นที่อยู่อาศัย โดยมีกำหนดการเช่าเป็นเวลา 1 ปี นับตั้งแต่
วันที่ …… เดือน ……………………………… พ.ศ.………… ถึงวันที่ …… เดือน …………………………… พ.ศ. ………… ในอัตราเช่าเดือนละ …………………………………… บาท อัตราเช่านี้คิดเป็นรายเดือนเสมอ ไม่ว่าผู้เช่าจะย้ายออกในวันไหนของเดือนก็ตาม
3. ค่าเช่าในสัญญาข้อ 2 นี้ ไม่รวมถึงค่าไฟฟ้า ประปาและค่าใช้จ่ายอื่นๆ ซึ่งผู้เช่าจะต้องชำระแก่ผู้ให้เช่าตามอัตราค่าไฟฟ้า ยูนิตละ 7 บาท ค่าประปาลูกบาศก์เมตรละ 18 บาท ค่าใช้จ่ายอื่นๆ ตามที่ระเบียบ ข้อบังคับ ของอพาร์ทเมนท์ และตามที่ประกาศของอพาร์ทเมนท์กำหนด โดยระเบียบ ข้อบังคับและประกาศดังกล่าวจะติดไว้ภายในอาคาร
4. ผู้เช่าตกลงจะชำระค่าเช่าให้แก่ผู้ให้เช่าล่วงหน้า รวมทั้งค่าไฟฟ้า ประปา และค่าใช้จ่ายอื่นๆ ตามที่ใช้ไปในแต่ละเดือนโดยต้องชำระพร้อมค่าเช่าของเดือนถัดไป ภายในวันที่ 5 ของทุกเดือนตลอดเวลาอายุการเช่า ถ้าผู้เช่าไม่ชำระภายในเวลาที่กำหนด ผู้เช่ายินยอมเสียค่าปรับให้แก่ผู้ให้เช่าในอัตราวันละ 100 บาท และหากไม่ชำระให้เสร็จสิ้นภายในวันที่ 10 ของเดือนที่จะต้องชำระแล้ว ผู้ให้เช่ามีสิทธิบอกเลิกสัญญาเช่าได้ทันที พร้อมทั้งริบเงินประกันที่เหลือหลังจากหักใช้หนี้และค่าเสียหายอื่นๆ แก่ผู้ให้เช่าแล้ว
5. เพื่อเป็นการปฏิบัติตามสัญญาเช่า ผู้เช่าตกลงมอบเงินประกันแก่ผู้ให้เช่าไว้เป็นเงินจำนวน ………………………………………… บาท โดยผู้เช่าไม่มีสิทธิได้ดอกเบี้ยในเงินดังกล่าว เงินประกันนี้ผู้ให้เช่าจะคืนให้ก็ต่อเมื่อผู้เช่ามิได้ประพฤติผิดในข้อสัญญาใดๆ รวมถึงไม่ผิดระเบียบ ข้อบังคับ และประกาศใดๆ ที่ทางอพาร์ทเมนท์กำหนด และมิได้มีหนี้สินใดค้างอยู่กับผู้ให้เช่า รวมทั้งไม่มีความรับผิดในความเสียหายใดๆ อันผู้ให้เช่าจะเรียกร้องเอาจากผู้เช่าได้
6. ถ้าหากผู้เช่าประสงค์จะบอกเลิกการเช่า ผู้เช่าต้องแจ้งให้ผู้ให้เช่าทราบเป็นลายลักษณ์อักษร ล่วงหน้า 30 วัน ถ้าผู้เช่ามิได้แจ้ง ผู้เช่ายินยอมให้ผู้ให้เช่าคิดค่าเช่าเพิ่มอีก 1 เดือน
7. ผู้เช่าจะใช้อยู่อาศัยได้ไม่เกิน 2 คน ยกเว้นจะได้รับอนุญาตจากผู้ให้เช่าเป็นกรณีไป และไม่นำบุคคลอื่นนอกจากครอบครัวของผู้เช่าเข้ามาพักอาศัย ผู้เช่ายินยอมให้บุคคลดังต่อไปนี้เป็นผู้มีสิทธิขอกุญแจสำรองแทนผู้เช่า

8. ผู้เช่าไม่มีสิทธินำสัญญาเช่านี้ไปเช่าช่วง หรือโอนสิทธิของตนที่มีอยู่ตามสัญญาเช่านี้ให้ผู้อื่นไม่ว่าบางส่วน หรือทั้งหมด
9. ในวันที่ทำสัญญานี้ ผู้เช่าได้ตรวจดูห้องเช่าตลอดจนทรัพย์สิน และอุปกรณ์ต่างๆในห้องเช่าแล้ว หากมีสิ่งใดเสียหาย หรือชำรุดจะต้องแจ้งผู้ให้เช่าได้ระบุลงในบันทึกแนบท้ายสัญญา ผู้เช่าเห็นว่าห้องเช่ามีสภาพปกติที่ผู้เช่าสามารถจะใช้หรือได้รับประโยชน์ตามวัตถุประสงค์แห่งการเช่าทุกประการ และผู้ให้เช่าได้ส่งมอบห้องเช่า และทรัพย์สินพร้อมทั้งอุปกรณ์ต่างๆ ในห้องเช่าแก่ผู้เช่าแล้ว เมื่อสิ้นสุดสัญญาเช่าผู้เช่าจะต้องคืนห้องในสภาพเดิม มิฉะนั้นจะต้องชำระค่าซ่อมแซมตามแต่ผู้ให้เช่าจะตีราคา
10. ผู้เช่าต้องดูแลห้องพักอาศัยและทรัพย์สินต่างๆ ในห้องพักให้เสมือนเป็นทรัพย์สินตนเอง ต้องรักษาความสะอาด นำขยะไปทิ้งในที่ทิ้งขยะที่ทางอพาร์ทเมนท์จัดเตรียมไว้ให้ ไม่ทิ้งไว้ในบริเวณอื่นใด ตลอดจนรักษาความสงบเรียบร้อย ไม่กระทำหรือยินยอมให้ผู้อื่นกระทำการใดๆ ภายในหรือภายนอกห้องเช่าอันเป็นการขัดต่อกฎหมาย หรือศีลธรรมอันดี หรืออาจเป็นอันตรายต่อสุขภาพอนามัย หรือเป็นที่รังเกียจ หรือก่อให้เกิดความเดือดร้อนรำคาญแก่ผู้พักอาศัยรายอื่น ในกรณีที่ผู้เช่าพักฝ่าฝืน ผู้ให้เช่ามีสิทธิตักเตือน ปรับ รวมถึงบอกเลิกสัญญาได้ทันที โดยผู้เช่าต้องยินยอมให้ผู้ให้เช่าริบเงินประกันสัญญาเช่าเต็มจำนวน
11. หากผู้เช่ามีสัตว์เลี้ยงจะต้องจ่ายค่าธรรมเนียมตามอัตราที่ระบุในระเบียบ ข้อบังคับ ของอพาร์ทเมนท์ ผู้เช่ารับทราบและยอมรับว่า สิ่งใดๆ ที่มาจากสัตว์เลี้ยงอาทิเช่น กลิ่น น้ำลาย ขน และมูล เป็นต้น ถือเป็นที่รังเกียจ และก่อให้เกิดความเดือดร้อนรำคาญแก่ผู้พักอาศัยรายอื่น ดังนั้นผู้เช่าจะต้องดูแลรักษาความสะอาดอย่างดี มิฉะนั้นผู้ให้เช่ามีสิทธิตักเตือน ปรับ รวมถึงบอกเลิกสัญญาได้ทันที โดยผู้เช่าต้องยินยอมให้ผู้ให้เช่าริบเงินประกันสัญญาเช่าเต็มจำนวน
12. ผู้เช่าสัญญาว่าจะไม่นำสิ่งของที่ก่อให้เกิดอันตรายเข้ามาในห้องเช่า เช่นน้ำมันเชื้อเพลิง แก๊สหุงต้ม และวัตถุระเบิดเป็นต้น ไม่หุงต้มอาหาร จุดธูป จุดเทียนภายในห้องเช่าหรือบริเวณอพาร์ทเมนท์ ไม่ทิ้งสิ่งที่อาจจะทำให้เกิดการอุดตันลงในท่อน้ำทิ้งหรือชักโครก หากมีความเสียหายใดๆเกิดขึ้นจากการกระทำผิดดังกล่าว ผู้เช่าจะยอมรับผิดและรับผิดชอบในค่าเสียหายและค่าใช้จ่ายใดๆที่เกิดขึ้น
13. ผู้เช่าต้องเป็นผู้รับผิดชอบความสูญหาย เสียหาย หรือบุบสลายอย่างใดๆ อันเกิดแก่ห้องพักอาศัย และทรัพย์สินภายในห้องพักดังกล่าว
14. ผู้เช่าต้องยอมให้ผู้ให้เช่า หรือตัวแทนของผู้ให้เช่าเข้าตรวจดูห้องพักอาศัยได้เป็นครั้งคราวในระยะเวลาอันสมควร
15. ผู้เช่าต้องไม่ทำการดัดแปลง ต่อเติม หรือรื้อถอน ห้องพัก
