ข้อ 3. ในวันทำสัญญานี้ ผู้เช่าได้วางเงินประกันไว้เป็นจำนวนเงิน…………………….บาท (…………………………………………………) และผู้ให้เช่าได้รับไว้เรียบร้อยแล้ว เงินประกันดังกล่าวหากผู้เช่ามิได้ทำความเสียหายแก่ทรัพย์ที่เช่า หรือติดค้างชำระค่าเช่า หรือมีหนี้สินอื่นใดที่ค้างชำระแก่ผู้ให้เช่า ผู้ให้เช่าจะคืนเงินดังกล่าวให้ผู้เช่าทันทีเมื่อครบกำหนดเวลาการเช่า หรือมีหนี้สินอื่นใดที่ค้างชำระแก่ผู้ให้เช่า ผู้ให้เช่าจะคืนเงินดังกล่าวให้ผู้เช่าทันทีเมื่อครบกำหนดเวลาการเช่า หรือเมื่อสัญญาเช่าระงับลง โดยมิใช่ความผิดของผู้เช่า และผู้เช่าตกลงว่าเงินประกันดังกล่าว ผู้เช่าจะขอให้หักกับค่าเช่าที่จะต้องชำระตามข้อ 2 นี้ไม่ได้

ข้อ 4. ผู้เช่าจะต้องเป็นผู้ชำระค่าไฟฟ้า ค่าน้ำประปา และภาษีโรงเรือน ตลอดอายุการเช่า หรือตลอดเวลาที่ครอบครองบ้านที่เช่า
ข้อ 5. ผู้เช่าจะต้องดูแลรักษาทรัพย์ที่เช่ามิให้ชำรุดทรุดโทรม และจะให้ความระมัดระวังรักษาทรัพย์ที่เช่าเสมือนวิญญาณจะพึงรักษาทรัพย์ของตนเอง
ข้อ 6. ผู้เช่าจะต้องดูแลรักษาความสะอาดบ้านเช่าไม่ให้สกปรก และไม่กระทำการใดๆ จนเป็นที่รบกวนผู้
ข้อ 7. ผู้เช่าจะทำการดัดแปลงต่อเติมทรัพย์ที่เช่าไม่ได้ เว้นแต่จะได้รับความยินยอมเป็นลายลักษณ์อักษรจากผู้ให้เช่า
ข้อ 8. ผู้เช่าจะไม่นำทรัพย์ที่เช่าไปให้ผู้อื่นเช่าช่วงหรือตอนสิทธิการเช่า เว้นแต่จะได้รับความยินยอมเป็นลายลักษณ์อักษรจากผู้ให้เช่า
ข้อ 9. ในกรณีที่ผู้เช่าผิดสัญญานี้ไม่ว่าข้อหนึ่งข้อใดหรือหลายข้อรวมกัน ผู้ให้เช่ามีสิทธิที่จะเลิกสัญญาเช่าได้โดยไม่ต้องบอกกล่าวล่วงหน้า
ข้อ 10. เมื่อสัญญาเช่าสิ้นสุดลงไม่ว่าจะด้วยเหตุครบกำหนดยะยะเวลาการเช่า หรือด้วยเหตุอื่นประการหนึ่งประการใดก็ตาม ผู้เช่ายินยอมให้ผู้ให้เช่ามีสิทธิที่จะกลับเข้าครอบครองทรัพย์ที่เช่าได้ทันที โดยผู้เช่าจะต้องขนย้ายทรัพย์สินและบริวารออกไปจากทรัพย์ที่เช่า ผู้ให้เช่าอาจขนย้ายเองก็ได้ โดยผู้เช่าจะต้องเป็นผู้ออกค่าใช้จ่ายในการขนย้ายและเก็บรักษาทรัพย์สินเอง
ข้อ 11. บรรดาหนังสือติดต่อ ทวงถาม บอกกล่าว หรือหนังสืออื่นใด ที่จะส่งให้แก่ผู้เช่าอันเกี่ยวกับการเช่าตามสัญญาเช่านั้น ไม่ว่าจะส่งทางไปรษณีย์ หรือให้คนนำไปส่งเอง ถ้าหากได้ส่งไปยังสถานที่เช่าแล้วให้ถือว่าได้ส่งให้แก่ผู้เช่าโดยชอบแล้ว ทั้งนี้โดยไม่ต้องคำนึงว่าจะมีผู้รับไว้หรือไม่ก็ตาม
