ข้อ 4. การชาระค่าเช่านั้น ผู้เช่าจะต้องนาเงินค่าเช่าไปชาระกับผู้ให้เช่า ณ ภูมิลาเนาของผู้ให้เช่า และการที่ผู้ให้เช่าหรือตัวแทนผู้ให้เช่าไปเก็บค่าเช่ากับผู้เช่า ย่อมไม่เป็นการลบล้างหน้าที่ของผู้เช่าดังกล่าว

ข้อ 6. ผู้เข่าจะใช้ทรัพย์สินที่เช่าเพื่อการอย่างอื่นนอกจากที่จะระบุไว้ในข้อ 1. แห่งสัญญานี้ได้รับความยินยอมเป็นหนังสือจากผู้ให้เช่า แต่ผู้เช้าจะใช้ทรัพย์สินที่เช่าเพื่อการอันไม่ชอบด้วยกฎหมายนั้นไม่ได้อย่างเด็ดขาด

ข้อ 8. ผู้เช่าจะดัดแปลง หรือต่อเติมทรัพย์สินที่เช่า ต้องได้รับอนุญาตจากผู้ให้เช่าเป็นลายลักษณ์อักษรก่อนจึงจะทาได้ ถ้าเกิดการเสียหายใด ๆ ขึ้น ผู้เช่ายอมรับผิดให้ค่าเสียหายทั้งสิ้น
ข้อ 9. บรรดาสิ่งก่อสร้าง หรือซ่อมแซมลงในบริเวณทรัพย์สินให้เช่า เมื่อผู้ให้เช่าออกจากห้องเช่า ห้อมมิ
ให้รื้อถอนหรือทา ลายเป็นอันขาด และสิ่งก่อสร้างหรือซ่อมแซมดังกล่าวแล้วนั้นต้องตกเป็นของผู้ให้เช่าทั้งสิ้น โดยผู้
เช่าจะเรียกค่าเสียหายใด ๆ ไม่ได้เลย
ข้อ 10. ผู้เช่าต้องจัดการในบริเวณทรัพย์สินที่เช่า อย่าให้มีสิ่งโสโครกและกลิ่นเหม็นไม่ดา เนินการทา

ข้อ 11. ผู้เช่าต้องรับผิดในบรรดาความเสียหายหรือบุบสลายใด ๆ อันเกิดขึ้นแก่ทรัพย์ที่เช่าเพราะความผิด
ของผู้เช่าหรือบุคคลซึ่งอยู่กับผู้เช่า หรือบุคคลที่จัดเข้าเป็นบริวารผู้เช่า
ข้อ 12. ผู้เช่าสัญญาว่าจะไม่เอาทรัพย์สินที่เช่าไปให้บุคคลอื่นเช่าช่วงทั้งหมดหรือแต่บางส่วนและจะไม่
ยอมให้ผู้หนึ่งผู้ใดอยู่อาศัย ดา เนินการค้าขายหรือรับใช้ในหน้าที่ใด ๆ ภายในทรัพย์สินที่เช่าเว้นแต่จะได้นับ

ข้อ 14. ถ้าผู้เช่าผิดสัญญา ไม่ชา ระค่าเช่าตามกา หนดในข้อ 2. ถือว่าสัญญาเช่าเป็นอันสิ้นสุดลง
โดยมิต้องบอกเลิกสัญญาเช่า ผู้ให้เช่าย่อมทรงสิทธิไว้ในการกลับเข้าครอบครองทรัพย์สินที่เช่าได้โดยพลัน และผู้
เช่ายอมให้ผู้ให้เช่าย้ายบุคคลหรือทรัพย์สินของผู้เช่าออกไปจากทรัพย์สินที่เช่า อีกทั้งยินยอมให้ผู้เช่านา กุญแจมา
ปิ ดทรัพย์สินที่เช่า เพื่อเป็นการเข้าครอบครองทรัพย์สินของผู้ให้เช่าได้
ข้อ 15. ผู้ให้เช่าย่อมใช้สิทธิบอกกล่าว ให้ผู้เช่าปฏิบัติตามสัญญานี้ หรือบอกเลิกสัญญานี้หรือเรียก
ค่าเสียหายกับผู้เช่าได้ทันที เมื่อปรากฏว่าผู้เช่าผิดนัดผิดสัญญาตามสัญญานี้ข้อหนึ่งข้อใด หรือหลายข้อรวมกัน

ข้อ 17. ผู้เช่าต้องขนย้ายทรัพย์สินและบริวารของผู้เช่า และส่งมอบทรัพย์สินที่เช่าคืนให้แก่ผู้ให้เช่าใน
สภาพปกติทันทีเมื่อสัญญานี้สิ้นสุดหรือเลิกกัน หากผู้เช่าไม่ปฏิบัติตาม ผู้เช่ายอดชดใช้ค่าปรับให้แก่ผู้ให้เช่าในอัตรา
วันละ 500 บาท (ห้าร้อยบาทถ้วน) นับแต่วันที่สัญญาเช่านี้เลิกกันหรือสัญญาเช่านี้สิ้นสุดลง จนกว่าจะมีการส่ง
