เนื่องด้วย ในปี 2550 นี้ กรมโยธาธิการได้ประกาศให้อาคารสูง และอาคารขนาดใหญ่พิเศษ ทั่วประเทศต้องทำการตรวจสอบสภาพอาคาร เพื่อความปลอดภัยในการเข้าใช้อาคารดังกล่าว ตามพระราชบัญญัติควบคุมอาคาร (ฉบับที่ 3) พ.ศ. 2543มาตรา 17 ซึ่งให้เพิ่มความต่อไปนี้เป็นมาตรา 32 ทวิ แห่งระราชบัญญัติควบคุมอาคาร พ.ศ.2522 มาตรา 12 ทวิ เกี่ยวกับการ กำหนดให้เจ้าของอาคารต้องจัดให้มีผู้ตรวจสอบความมั่นคงแข็งแรงของโครงสร้างอาคารและระบบอุปกรณ์ประกอบของอาคาร เช่น ระบบไฟฟ้า ระบบปรับอากาศ ระบบลิฟต์ ระบบป้องกันอัคคีภัย และระบบระบายน้ำ เป็นต้น ซึ่งขณะนี้มีผลบังคับใช้แล้ว และเจ้าของอาคารจะต้องทำการให้แล้วเสร็จก่อนวันที่ 29 ธันวาคม 2550 โดยตรวจสอบใหญ่ทุก 5 ปีและ ตรวจสอบประจำปีทุกปี เจ้าของอาคารต้องจัดให้มีผู้ตรวจสอบอาคารทำการตรวจสภาพอาคารดังนั้นอาคารที่เข้าข่ายตาม พระราชบัญญัติที่มีผลบังคับใช้แล้วในปัจจุบัน 9 ประเภท ได้แก่

1. อาคารสูง หมายความว่า อาคารที่บุคคลอาจเข้าอยู่หรือเข้าใช้สอยได้ที่มีความสูงตั้งแต่ 23 เมตรขึ้นไป การวัดความสูงของอาคารให้วัดจากระดับพื้นดินที่ก่อสร้างถึงพื้นดาดฟ้า สำหรับอาคารทรงจั่วหรือปั้นหยาให้วัดจากระดับพื้นดินที่ก่อสร้างถึงยอด ผนังของชั้นสูงสุด
