4.6 ผู้เช่าต้องยินยอมให้ผู้ให้เช่าห

4.6 ผู้เช่าต้องยินยอมให้ผู้ให้เช่าหรือตัวแทนของผู้ให้เช่า เข้าตรวจตราสถานที่เช่าได้ตามสมควรตลอดเวลาทำการของผู้เช่า และภายหลังจากนั้น เมื่อผู้ให้เช่าหรือตัวแทนของผู้ให้เช่าได้แจ้งให้ผู้เช่าทราบเป็นลายลักษณ์อักษรว่า ผู้เช่ามีหน้าที่ต้องซ่อมแซมสิ่งชำรุดบกพร่องหรือสิ่งอื่นใดที่ผู้เช่ามีหน้าที่ต้องกระทำตามสัญญานี้แล้ว ผู้เช่าจะต้องปฏิบัติภายในหนึ่งเดือนนับแต่วันที่ได้รับแจ้ง ทั้งนี้เว้นแต่การชำรุดนั้นเป็นการเสื่อมโทรมตามสภาพการใช้ ในกรณีผู้เช่าไม่ซ่อมหรือไม่ปฏิบัติให้แล้วเสร็จภายในหนึ่งเดือนนับแต่วันที่ได้รับแจ้ง ผู้ให้เช่ามีสิทธิเข้าไปในสถานที่เช่าและจัดการซ่อมแซมเอง โดยผู้เช่าต้องเป็นผู้ออกค่าใช้จ่ายการซ่อมแซมต่าง ๆ นั้น
4.7 ผู้เช่าสัญญาว่าผู้เช่าจะปฏิบัติตามข้อบังคับหรือระเบียบต่าง ๆ ที่ผู้ให้เช่ากำหนดขึ้น
4.8ผู้เช่าสัญญาว่า ในกรณีผู้เช่าปฏิบัติผิดสัญญาข้อหนึ่งข้อใดหรือตกเป็นบุคคลล้มละลายหรือคนไร้ความสามารถ หรือถูกยึดหรือถูกอายัดทรัพย์ หรือกระทำการอื่นใด ซึ่งตามกฎหมาย ถือได้ว่าเป็น

การประพฤติผิดสัญญา ไม่ว่าผู้ให้เช่าจะบอกกล่าวให้ปฏิบัติหรือไม่ก็ตาม ถือว่าสัญญานี้เป็นอันเลิกกันทันที ผู้ให้เช่าย่อมมีสิทธิจะกลับเข้าครอบครองสถานที่เช่านี้ได้โดยพลันพร้อมกันนั้นก็มีสิทธิ เรียกร้องให้ผู้เช่าชำระหนี้สินที่ยังค้างชำระและหรือเรียกร้องค่าเสียหายจากผู้เช่าได้จนครบถ้วนตามความเสียหายที่เกิดขึ้น โดยผู้เช่าไม่มีสิทธิคัดค้าน หรือเรียกค่าเสียหาย หรือดำเนินการตามกฎหมายกับผู้ให้เช่าแต่ประการใด กล่าวคือ
(ก)ให้ถือว่าสิทธิครอบครองสถานที่เช่ากลับคืนสู่ผู้ให้เช่าทันที
(ข) ผู้ให้เช่าหรือตัวแทนมีสิทธิที่จะทำลายสิ่งกีดขวาง ประตูหรือกุญแจ และขนย้ายทรัพย์สินต่างๆของผู้เช่าออกจากสถานที่เช่าโดยผู้เช่าจะต้องเป็นผู้รับผิดชอบค่าใช้จ่ายในการขนย้ายหรือเก็บรักษาทรัพย์สินนั้น
(ค) ผู้ให้เช่าหรือตัวแทนมีสิทธิล็อคประตู ห้ามมิให้ผู้เช่าเข้าไปในสถานที่เช่าได้อีกและอีกทั้งมีสิทธิที่จะดำเนินการตัดน้ำหรืองดให้บริการไฟฟ้า น้ำประปา ในสถานที่เช่า โดยผู้เช่าไม่เรียกค่าเสียหายใดๆ หรือค่าขาดกำไรจากผู้ให้เช่า
(ง) ผู้ให้เช่ามีสิทธิที่จะดำเนินการให้ผู้เช่ารายใหม่เข้ามาเช่าในสถานที่เช่าได้ทันที
4.9 ค่าภาษีที่ดินหรือภาษีอื่นใดที่เกี่ยวกับที่ดินที่เช่าผู้เช่าต้องเป็นผู้เสียแทนผู้ให้เช่า
4.10 ผู้เช่าสัญญาว่าจะไม่นำสัญญานี้ไปเป็นหลักประกันการกู้ยืม หรือหนี้ใดๆ หรือก่อภาระผูกพันใดๆ กับบุคคลภายนอกโดยเด็ดขาดทุกกรณี

4.9 ค่าภาษีที่ดินหรือภาษีอื่นใดที่เกี่ยวกับที่ดินที่เช่าผู้เช่าต้องเป็นผู้เสียแทนผู้ให้เช่า
4.10 ผู้เช่าสัญญาว่าจะไม่นำสัญญานี้ไปเป็นหลักประกันการกู้ยืม หรือหนี้ใดๆ หรือก่อภาระผูกพันใดๆ กับบุคคลภายนอกโดยเด็ดขาดทุกกรณี
