ข้อ 2. “ผู้เช่า” ยอมชำระค่าเช่าห้องพัก ค่าเช่าอุปกรณ์ในห้อง ค่าไฟฟ้า ค่าน้ำประปา ให้แก่ “ผู้ให้เช่า”ภายในวันที่ 1 ของเดือนแห่งปฏิทินและถัดไปทุกเดือน จนกว่าจะครบกำหนดอายุตามสัญญาเช่าฉบับนี้ หาก “ผู้เช่า”ผิดนัดไม่ชำระตามกำหนดหนี้ “ผู้เช่า”ยินยอมให้สัญญาฉบับนี้ระงับสิ้นสุดไปทันที โดย “ผู้ให้เช่า”ไม่ต้องบอกกล่าวล่วงหน้าไม่ว่าด้วยวาจาหรือเป็นลายลักษณ์อักษร
ข้อ 3. กรณีที่ “ผู้เช่า”ละทิ้งห้องพักที่เช่าไปเนิ่นนานเป็นระยะเวลาเกินกว่า 15 วัน โดยมิได้บอกกล่าวล่วงหน้า หรือ “ผู้เช่า”ค้างชำระค่าเช่า 15 วัน นับตั้งแต่ที่ครบกำหนด ซึ่ง “ผู้เช่า”ต้องชำระค่าเช่าห้องตามที่กล่าวไว้ในสัญญาข้อที่ 2. “ผู้เช่า”ตกลงยินยอม ดังนี้
3.1 ให้ “ผู้ให้เช่า”เก็บสิ่งของทุกชนิดภายในห้องที่เช่า เพื่อรวบรวมไว้ ณ สถานที่ที่ “ผู้ให้เช่า”จัดไว้ และภายใน 15 วัน หาก “ผู้เช่า”ไม่มาติดต่อขอรับคืน “ผู้ให้เช่า”มีสิทธิ์นำสิ่งของดังกล่าวขายทอดตลาด เพื่อนำเงินสดมาชดใช้หนี้สินที่ค้างอยู่
3.2 “ผู้เช่า”ยินยอมให้ “ผู้ให้เช่า”เข้ายึดครอบครองทรัพย์สินที่ให้เช่า และเข้ายึดครอบครองทรัพย์สินของ “ผู้เช่า”ได้ทันทีและให้ “ผู้ให้เช่า”มีสิทธิ์ใส่กุญแจห้องที่เช่าได้ ห้าม “ผู้เช่า”หรือบริวารของ “ผู้เช่า”เข้าเกี่ยวข้องกับห้องที่เช่าอีกต่อไป และ “ผู้ให้เช่า”มีสิทธิ์นำห้องให้ผู้อื่นเช่าต่อไปได้ทันที
3.3 ในกรณีที่ “ผู้ให้เช่า”หรือ “ตัวแทนของผู้ให้เช่า”โยกย้ายทรัพย์สินของ “ผู้เช่า” หากมีสิ่งใดชำรุดเสียหาย หรือแตกหักบุบสลายหายไป “ผู้เช่า” ไม่ติดใจที่เรียกค่าเสียหาย หรือความผิดอาญาใดๆ ทั้งสิ้น
ข้อ 4. “ผู้เช่า”ได้ทราบและเข้าใจเป็นอย่างดีแล้วว่าการบริการเรื่องน้ำประปา ไฟฟ้านั้น “ผู้ให้เช่า”เป็นผู้บริการให้แก่ผู้เช่าห้องพักตลอดอายุสัญญาเช่านี้ โดยมีเงื่อนไขว่า “ผู้เช่า”ต้องไม่ได้ค้าชำระค่าเช่าห้องพัก ค่าไฟฟ้า ค่าน้ำประปา หรือ “ผู้เช่า”มิได้ประพฤติผิดสัญญาข้อหนึ่งข้อใดตามสัญญาเช่าฉบับนี้ ดังนั้น หาก “ผู้เช่า”ไม่ปฏิบัติตามเงื่อนไขดังกล่าวจะยอมให้ “ผู้ให้เช่า”มีสิทธิ์ระงับการจ่ายน้ำประปา จ่ายไฟฟ้าได้ทันที โดย “ผู้เช่า”จะเรียกร้องค่าเสียหายอย่างใดๆ หาได้ไม่
ข้อ 5. “ผู้เช่า”ยอมรับรักษาตัวห้องที่เช่าตลอดทั้งสีที่ทาไว้ภายในห้อง และอุปกรณ์เครื่องใช้ภายในห้องเช่าให้สะอาดเรียบร้อยอยู่เสมอ ถ้ามีสิ่งชำรุด บกพร่องเสียหาย หรือแตกหัก บุบสลายเกิดขึ้น “ผู้เช่า”จะต้องรับผิดชอบชดใช้ค่าเสียหายให้แก่ “ผู้ให้เช่า”จนครบถ้วน
อนึ่ง เงินประกันที่วางไว้นี้ มิให้ถือว่าเป็นส่วนหนึ่งของเงินค่าเช่าและ “ผู้เช่า” สัญญาว่าจะไม่นำเงินประกันมาหักชำระเป็นเงินค่าเช่า และ “ผู้เช่า” จะไม่ขออาศัยในสถานที่เช่าแทนการรับเงินประกันคืนจาก “ผู้ให้เช่า” ก่อนครบกำหนดสัญญาเช่า
ข้อ 15. “ผู้เช่า” ยอมตกลงว่าถ้าฝ่าย “ผู้เช่า” ประพฤติผิดสัญญาแม้แต่ข้อหนึ่งข้อใด ให้ถือว่าสัญญาเช่าฉบับนี้เป็นอันระงับไป และ “ผู้เช่า” ยินยอมขนย้ายออกจากห้องที่เช่าภายในเวลาที่ “ผู้ให้เช่า”กำหนด
อนึ่ง ถ้า “ผู้เช่า” ทำสัญญาแจ้งออกแล้ว หากไม่สามารถขนย้ายสิ่งของออกจากห้องพักตามเวลาที่กำหนด “ผู้เช่า” ยินยอมให้ “ผู้ให้เช่า” ขนย้ายสิ่งของออกจากห้องพักโดยไม่ต้องขอความยินยอมจาก “ผู้เช่า” ก่อน และ “ผู้เช่า” ไม่มีสิทธิ์เรียกร้องค่าเสียหายใดๆ ทั้งสิ้น
