1. ผู้ให้เช่าตกลงให้เช่าและผู้เช่าตกลงเช่าห้องพักเลขที่….....ชั้นที่….....ของอาคาร ……………. ซึ่งตั้งอยู่เลขที่ 5/2 ซอยนนทบุรี 40 ถนน สนามบินน้ำ ตำบลท่าทราย อำเภอเมือง นนทบุรี 11000 เพื่อใช้เป็นที่พักอาศัย ซึ่งต่อไปนี้ในสัญญานี้เรียกว่าห้องพัก ผู้เช่าจะต้องปฏิบัติตามกฎระเบียบและข้อบังคับของผู้ให้เช่าอย่างเคร่งครัด

2. ผู้ให้เช่าตกลงให้เช่าห้องพักตามที่ได้ระบุไว้ในข้อ 1. มีกำหนดระยะเวลาไม่ต่ำกว่า 6 เดือน นับตั้งแต่วันที่.... เดือน.... พ.ศ..... ถึงวันที่...เดือน..... พ.ศ..... ในราคาเดือนละ..................บาท (....................................)

ค่าน้ำประปา ค่าไฟฟ้า ผู้เช่าตกลงจ่ายตามอัตราดังนี้
2.1 ค่าน้ำประปาคิดอัตราเหมา 100 บาท สำหรับ 5 ยูนิตแรก หากเกินกว่านั้นยูนิตละ 17 บาท
2.2 ค่าไฟฟ้าคิดอัตรายูนิตละ 9 บาท
หากฝ่ายหนึ่งฝ่ายใดประสงค์จะบอกเลิกการเช่า ต้องบอกกล่าวเป็นลายลักษณ์อักษรไปยังอีกฝ่ายหนึ่งล่วงหน้าไม่น้อยกว่า 1 เดือน
ผู้เช่าสัญญาว่าจะชำระค่าเช่า ค่าน้ำประปา และค่าไฟฟ้าให้แก่ผู้ให้เช่าโดยการโอนเงินเข้าบัญชีธนาคาร กสิกรไทย สาขาสนามบินน้ำ ชื่อบัญชี... เลขบัญชี....แล้วนำสลิปมามอบให้แก่ผู้ให้เช่าทุกวันที่ 3 ของทุกเดือน หากผู้เช่าชำระค่าเช่าช้าเกินกำหนดดังกล่าว ผู้เช่ายินยอมเสียค่าปรับเป็นรายวันๆละ 100 บาท หากครบ 10 วันแล้ว ผู้เช่ายังไม่ได้ชำระเงินที่ค้างให้แก่ผู้ให้เช่า ผู้เช่ายินยอมให้ผู้ให้เช่าทำการปิดล็อคห้องพักและ ให้ผู้อื่นเช่าต่อไปโดยไม่มีความผิดกับข้อตกลงที่ระบุไว้ในสัญญาฉบับนี้ และให้ถือว่าสัญญาเช่าห้องพักนี้เป็นอันสิ้นสุดลงทันทีพร้อมริบเงินประกันทั้งหมดด้วย ผู้เช่ายินยอมออกและยินยอมให้ผู้ให้เช่าเปิดห้องและทำการยึดเอาทรัพย์สินต่างๆที่มีอยู่ในห้องเช่าเพื่อนำออกมาขายและนำเงินมาชำระหนี้สินที่ค้างได้

3. เพื่อเป็นการประกันการที่ผู้เช่าจะปฏิบัติตามสัญญานี้ ผู้เช่ายินดีวางเงินประกันสัญญาเช่า พร้อมทั้งชำระค่าเช่าล่วงหน้า 1 เดือนเป็นจำนวน..................บาท (.......................) ในวันที่ทำสัญญาฉบับนี้ เงินประกันที่วางไว้นี้จะคืนให้แก่ผู้เช่าเมื่อสัญญาเช่าสิ้นสุดลง โดยผู้เช่าได้เช่าห้องครบตามอายุสัญญานี้ และผู้เช่าได้ย้ายออกจากห้องที่เช่า โดยที่ผู้เช่ามิได้ทำผิดสัญญาข้อหนึ่งข้อใดและไม่มีหนี้สินค้างชำระกับผู้ให้เช่า หรือไม่มีสิ่งของใดๆภายในห้องเข่าชำรุดเสียหายหรือแตกหักบุบสลาย ไม่ว่าผู้เช่าจะกระทำโดยเจตนาหรือประมาทเลินเล่อที่ทำให้เกิดความเสียหายต่อผู้ให้เช่า หรือเฟอร์นิเจอร์ก็ตาม ผู้เช่ายินยอมรับผิดทั้งสิ้นและยินยอมให้ผู้ให้เช่าริบเงินประกันดังกล่าวตามค่าใช้จ่ายของความเสียหายที่เกิดขึ้น
3.1. ในกรณีที่เงินประกันไม่เพียงพอต่อความเสียหายดังกล่าว จำนวนเงินส่วนที่ขาดผู้เช่าจะรับผิดชอบชำระแก่ผู้ให้เช่าจนเสร็จสิ้น ในกรณีผู้เช่ามีเงินสดไม่เพียงพอชำระในส่วนที่ขาด ผู้เช่าและบริวารยอมมอบทรัพย์สินสิ่งหนึ่งสิ่งใด หรือหลายๆสิ่งไว้ให้แก่ผู้เช่ายึดถือไว้จนกว่าผู้เช่าจะนำเงินส่วนที่ขาดทั้งหมดชำระให้แก่ผู้เช่า

อนึ่ง เงินประกันการเช่าไว้แก่ผู้ให้เช่า ไม่ถือเป็นการชำระค่าเช่าล่วงหน้าและไม่ถือเป็นส่วนหนึ่งของค่าเช่า และผู้เช่าสัญญาว่าจะไม่นำเงินประกันมาหักชำระเป็นเงินค่าเช่า และผู้เช่าจะไม่ขออาศัยในสถานที่ให้เช่าแทนการรับเงินประกันคืนจากผู้ให้เช่าก่อนครบกำหนดสัญญาเช่า

4. ผู้เช่าพักสัญญาว่าจะเช่าพักเป็นเวลา 6 เดือน หรือกว่านั้น ถ้าผู้เช่าพักมีความจำเป็นบอกเลิกสัญญาเช่านี้ก่อน 6 เดือน จะไม่ได้รับเงินประกันความเสียหายคืนไม่ว่าในกรณีใด ๆ ทั้งสิ้นผู้เช่าจะต้องปฏิบัติตามกฏระเบียบที่ผู้เช่ากำหนดไว้แล้ว หรือได้กำหนดเป็นครั้งคราวเพื่อความเรียบร้อยปลอดภัยของผู้เช่าทุกคน และให้ถือว่าระเบียบบังคับดังกล่าวเป็นส่วนหนึ่งของสัญญาด้วย
5. เมื่อทำสัญญาเช่าแล้ว ผู้เช่าได้ตรวจสอบทรัพย์สินที่เช่าพร้อมอุปกรณ์โดยละเอียด ว่ามีอยู่ครบและอยู่ในสภาพดี หากสิ่งใดชำรุดเสียหาย ต้องรีบแจ้งให้ผู้ให้เช่าทราบทันที มิฉะนั้น หลังจากผู้เช่าเข้าพักอาศัยแล้ว ผู้เช่าจะต้องเป็นผู้รับผิดชอบกรณีที่มีสิ่งใดชำรุดเสียหาย ผู้เช่าต้องออกค่าซ่อมแซม
6. ผู้เช่าและบริวารตกลงว่า
6.1. จะไม่นำห้องเช่าไปทำธุรกิจอื่นใด รวมไปถึงการเช่าช่วง ไม่ว่าบางส่วนหรือทั้งหมด นอกจากเป็นที่อยู่อาศัยของของผู้เช่า
6.2. จะดูแลห้องเช่าเสมือนหนึ่งวิญญูชนพึงสงวนทรัพย์สินของตน
6.3. จะไม่ทำการดัดแปลงแก้ไขหรือต่อเติมห้องเช่า เช่น อุปกรณ์ไฟฟ้า สีห้อง ผนังห้อง เว้นแต่ได้รับความยินยอมเป็นลายลักษณ์อักษรจากผู้ให้เช่าก่อน หากผู้ให้เช่าให้ความยินยอมดังกล่าว สิ่งก่อสร้าง ดัดแปลงต่อเติมให้ตกเป็นกรรมสิทธิ์แก่ผู้ให้เช่า เมื่อเลิกสัญญาเช่าผู้เช่าจะรื้อถอนออกไปไม่ได้ และจะไม่เรียกร้องค่าตอบแทนใด ๆ จากผู้ให้เช่า
6.4. จะไม่เจาะรู หรือตีตะปูที่ฝาผนัง ที่พื้นหรือกระทำการติดตั้งต่อเติมสิ่งใดที่อาจก่อให้เกิดความเสียหายแก่พื้นหรือฝาพนัง หากฝ่าฝืนผู้ให้เช่าจะคิดค่าเสียหายอย่างน้อยจุดละ 500 บาท
6.5. จะไม่ก่อให้เกิดความเดือดร้อนรำคาญให้แก่ผู้ให้เช่า หรือห้องข้างเคียง และไม่กระทำการใดๆ ที่ฝ่าฝืนกฎหมาย ศีลธรรมอันดี หรือเป็นที่น่ารังเกียจ รวมถึงการเล่นการพนัน สุรา เสพยาเสพติดหรือมั่วสุมในสิ่งผิด
6.6. จะไม่นำสัตว์เลี้ยงทุกชนิดเข้ามาเลี้ยงในห้องเช่า หรือในบริเวณอาคารที่เช่า หรือนำสิ่งผิดกฎหมายมาเก็บไว้ในห้องเช่า
6.7. จะไม่สูบบุหรี่ในห้องหรือตัวอาคาร นอกจากจุดสูบบุหรี่ที่จัดไว้ให้นอกอาคารเท่านั้น
6.8. ผู้เช่าต้องไม่ทิ้งทรัพย์สินที่เช่าโดยปราศจากความครอบครองดูแลของผู้เช่าหรือบริวารของผู้เช่า

6. ผู้เช่าและบริวารตกลงว่า

6.3. จะไม่ทำการดัดแปลงแก้ไขหรือต่อเติมห้องเช่า เช่น อุปกรณ์ไฟฟ้า สีห้อง ผนังห้อง เว้นแต่ได้รับความยินยอมเป็นลายลักษณ์อักษรจากผู้ให้เช่าก่อน หากผู้ให้เช่าให้ความยินยอมดังกล่าว สิ่งก่อสร้าง ดัดแปลงต่อเติมให้ตกเป็นกรรมสิทธิ์แก่ผู้ให้เช่า เมื่อเลิกสัญญาเช่าผู้เช่าจะรื้อถอนออกไปไม่ได้ และจะไม่เรียกร้องค่าตอบแทนใด ๆ จากผู้ให้เช่า
