สัญญาฉบับนี้ทำขึ้นระหว่าง นายนิพนธ์ บัวใหญ่ อายุ 27 ปี อยู่บ้านเลขที่ 119/69 ดีคอนโด กะทู้-ป่าตอง ตำบล กะทู้ อำเภอ กะทู้ จังหวัด ภูเก็ต ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้โอน” ฝ่ายหนึ่ง กับ………………อายุ …..…ปี อยู่บ้านเลขที่…………ตรอก/ซอย ……….. ถนน ………………ตำบล/แขวง.……………อำเภอ/เขต………………จังหวัด…………… ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้รับโอน” อีกฝ่ายหนึ่ง คู่สัญญาทั้งสองฝ่ายตกลงทำสัญญากันดังต่อไปนี้

ข้อ1.ผู้โอนเป็นผู้มีสิทธิการเช่าตึกแถวเลขที่ 210/20 ถนน ราษฏร์อุทิศ 200 ปี ตำบล ป่าตอง อำเภอ กะทู้ จังหวัด ภูเก็ต ซึ่งต่อไปในสัญญานี้ เรียกว่า “ทรัพย์สิน” อาคารดังกล่าวผู้โอนได้เช่าจาก น.ส.อรุณศรี ลิ่มสกุล
ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้ให้เช่า” ตามหนังสือสัญญาเช่าลงวันที่…………………………………

ข้อ2.ผู้โอนตกลงโอน ผู้รับโอนตกลงรับโอนสิทธิการข้างดังกล่าวในข้อ 1) โดยผู้รับโอนตกลงจะจ่ายค่าตอบแทนให้แก่ผู้โอนเป็นเงินจำนวน 6,000,000บาท (หกล้านบาทถ้วน) โดยจ่ายเป็นเงินสด ในวันที่ ….

ข้อ3.ในวันทำสัญญานี้ ผู้รับโอนชำระเงินให้จำนวน……………..บาท (………………….) เพื่อเป็นเงินมัดจำและถือเป็นส่วนหนึ่งของการชำระค่าตอบแทนตามสัญญานี้ และผู้โอนได้รับไว้เรียบร้อยแล้ว เงินส่วนที่เหลืออีกจำนวน ……………บาท (…………………….)
ผู้รับโอนจะชำระให้แก่ผู้โอนในวันที่ผู้รับโอนได้เข้าทำสัญญาเช่าโดยตรงกับผู้ให้เช่า

ข้อ4.ผู้โอนตกลงจะเตรียมดำเนินการและนำผู้รับโอนไปทำการจดทะเบียนการเช่าโดยตรงกับผู้ใช้เช่าภายในกำหนดระยะเวลา…………….วันนับจากวันที่ทำสัญญาฉบับนี้ โดยผู้โอนจะเป็นผู้รับภาระในค่าธรรมเนียมต่าง ๆ ที่ต้องชำระกับทางราชการ
ข้อ5.ผู้โอนตกลงว่าผู้โอนจะทำการขนย้ายทรัพย์สินและบริวารออกไปจากทรัพย์สินที่ได้ทำการโอนสิทธิการเช่ากันภายในกำหนดเวลา…… ….วันนับแต่วันที่ได้จดทะเบียนการเช่า ณ สำนักอำเภอ/เขต ……………………….แล้ว
ข้อ6.หากคู่สัญญาฝ่ายหนึ่งฝ่ายใดผิดสัญญาข้อใดข้อหนึ่งแล้ว คู่สัญญาอีกฝ่ายหนึ่งสามารถเรียกให้ฝ่ายที่ผิดสัญญาปฏิบัติตามสัญญาและเรียกค่าเสียหายจากการนั้น หรือบอกเลิกสัญญาและเรียกค่าเสียหายจากการนั้นก็ได้ตามแต่จะใช้สิทธิ์
สัญญาสัญญานี้ทำขึ้นเป็นสองฉบับมีข้อความถูกต้องตรงกัน คู่สัญญาทั้งสองฝ่ายได้อ่านและเข้าใจ โดยตลอดแล้วจึงได้ลงลายมือชื่อไว้เป็นสำคัญต่อหน้าพยาน และคู่สัญญาต่างเก็บสัญญาไว้ฝ่ายละฉบับ
