บทคัดย่อ

กรุงเทพมหานครเป็นศูนย์รวมความเจริญทุกด้าน เป็นแหล่งงานที่ใหญ่ที่สุดของประเทศทำให้ความต้องการที่อยู่อาศัยในกรุงเทพมหานครมีมาก แม้ว่าในสถานการณ์ปัจจุบัน ธุรกิจทางด้านอสังหาริมทรัพย์จะยังไม่ฟื้นตัว และปี พ.ศ.2554 ได้เกิดน้ำท่วมใหญ่ในจังหวัดกรุงเทพมหานครรวมทั้งเขตปริมณฑลแต่ความต้องการที่อยู่อาศัยยังคงเพิ่มขึ้นเรื่อยๆทำให้กลุ่มลูกค้าที่จะตัดสินใจเลือกซื้อที่พักอาศัยตระหนักถึงความปลอดภัยและน้ำไม่สามารถท่วมถึงเพื่อหลีกเลี่ยงผลกระทบต่อหน้าที่การงานและความเสียหายของทรัพย์สินซึ่งดังนั้นโครงการที่อยู่อาศัยผู้มีรายได้สูงริมแม่น้ำเจ้าพระยาฝั่งตะวันออกย่านบางรักสาทรซึ่งไม่โดนน้ำเมื่อปี พ.ศ.2554 จึงเกิดขึ้นพื่อรองรับความต้องการที่อยู่อาศัยของกลุ่มผู้มีรายได้สูงที่ยังมีกำลังซื้ออยู่และนำเสนอแนวทางการออกแบบที่อยู่อาศัยที่ตอบสนองทั้งด้านหน้าที่ใช้สอย สภาพแวดล้อม และคุณภาพชีวิตของผู้พักอาศัย และสร้างความแตกต่างเพื่อเป็นจุดเริ่มต้นของอนาคตโครงการคอนโดมิเนียมในประเทศไทย

วิธีวิจัย

เพื่อให้การออกแบบเป็นไปอย่างถูกต้องได้ทำการวิจัยโดยรวบรวมข้อมูลต่างๆ ที่เกี่ยวข้องดังนี้
1.ศึกษาความต้องการที่อยู่อาศัยของกรุงเทพมหานคร
2.ศึกษาปัจจัยต่างๆที่มีผลกระทบต่อการตัดสินใจเลือกซื้อโครงการ
3.ศึกษาลักษณะทางกายภาพของที่ตั้งโครงการและสภาพแวดล้อมที่ตั้งโครงการ
4.ศึกษารูปแบบของอาคารชุดพักอาศัยที่เหมาะสมกับโครงการ

สรุปการวิจัย

1.ความต้องการที่อยู่อาศัยเพิ่มมากขึ้นอย่างต่อเนื่องสวนทางกับสภาพเศรษฐกิจในปัจจุบัน
2.การคมนาคมและแหล่งงานมีผลอย่างมากต่อการเลือกทำเลที่พักอาศัยโดยต้องมีการคมนาคมสะดวกรวดเร็วจากที่พักไปยังแหล่งงาน

ข้อเสนอแนะ

1.จัดสภาพแวดล้อมที่ดีภายในโครงการเพื่อส่งเสริมการอยู่อาศัย
2.ผู้ออกแบบควรคำนึงถึงความปลอดภัยของผู้พักอาศัยเป็นหลัก
3.นึกถึงผลกำไรขาดทุนความเป็นไปได้ของโครงการด้านการตลาด กลุ่มเป้าหมาย
