สัญญานี้ทำขึ้นระหว่าง บริษัท อูรมัต จำกัด อยู่บ้านเลขที่ 1000/30 อาคาร พี บี ทาวเวอร์ ชั้น 9 ถนน สุขุมวิท 71 ตำบล/แขวง คลองตันเหนือ อำเภอ/เขต วัฒนา จังหวัด กรุงเทพฯ 10110 ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้เช่า” ฝ่ายหนึ่ง กับ นายสีมา วันชัย อยู่บ้านเลขที่ 12 หมู่ 11 ต.วาวี อ.แม่สรวย จ. เชียงราย ซึ่งต่อไปในสัญญานี้จะเรียกว่า “ผู้ให้เช่า” อีกฝ่ายหนึ่ง
คู่สัญญาทั้งสองฝ่ายได้ตกลงทำสัญญาเช่าบ้าน 1 หลัง มีรายละเอียดดังต่อไปนี้
ข้อ 2. วัตถุประสงค์ของการเช่า
การเช่านี้ก็เพื่อใช้ทำสำนักงานออฟฟิศและเก็บผลผลิต ในโครงการปลูก Chia Seeds
ข้อ 3. ระยะเวลาและอัตราค่าเช่า
ผู้เช่าตกลงเช่าทรัพย์สิน ตามข้อ 1 มีระยะเวลา 1 ปี โดยเริ่มตั้งแต่วันที่ 22 กรกฏาคม 2557 ถึงวันที่ 22 กรกฏาคม.พ.ศ.2558 โดยมีอัตราค่าเช่า 12,000 บาท ต่อปี และค่าบำรุงน้ำประปา จำนวน 800 บาท รวมจำนวนเงิน 12,200 บาท (หนึ่งหมื่นสองพันแปดร้อยบาทถ้วน) โดยชำระเงินงวดเดียว
ข้อ 4. การเก็บสินค้าและใช้ทรัพย์ที่เช่า
(1) ผู้เช่าจะต้องไม่ใช้หรืออนุญาตให้ใช้ทรัพย์ที่เช่า หรือส่วนหนึ่งส่วนใดของทรัพย์ที่เช่าเพื่อวัตถุประสงค์ที่ผิดกฎหมายหรือผิดศีลธรรมใด
(2) ผู้เช่าจะต้องไม่ใช้ทรัพย์ที่เช่าเป็นที่อยู่อาศัย หรือยินยอมให้ผู้หนึ่งผู้ใดใช้ทรัพย์ที่เช่าเป็นที่อยู่อาศัย
(3) ผู้เช่าจะต้องไม่เก็บสินค้าซึ่งต้องห้ามตามกฎหมาย หรือมีลักษณะขัดต่อความสงบเรียบร้อยหรือศีลธรรมอันดีของประชาชนไว้ในทรัพย์ที่เช่า
(4) สินค้าใดซึ่งหากการเก็บรักษาจะต้องได้รับอนุญาตจากทางราชการ หรือจะต้องแจ้งปริมาณสินค้าและหรือสถานที่เก็บรักษาให้ถือเป็นหน้าที่และความรับผิดชอบของผู้เช่าที่จะได้รับอนุญาต หรือแจ้งปริมาณสินค้า หรือแจ้งสถานที่ที่เก็บรักษานั้น
(5) ผู้เช่าจะต้องปฏิบัติตามระเบียบการใช้ทรัพย์ที่เช่า ซึ่งผู้ให้เช่าได้กำหนดขึ้นหรือจะได้กำหนดขึ้นเพื่อให้บริการงานให้บริเวณที่ผู้เช่าอยู่ และระเบียบดังกล่าวให้ถือเป็นส่วนหนึ่งของสัญญานี้ด้วย
ข้อ 5. ค่าไฟฟ้า ผู้เช่าจะต้องเป็นผู้ชำระค่าไฟฟ้า
