ข้อ2. ราคา และการชำระราคา
ทั้งสองฝ่ายตกลงราคาที่ดินพร้อมสิ่งปลูกสร้างตามสัญญา เป็นเงินจำนวน……………บาท (…………………………………………………….) โดยผู้จะซื้อตกลงแบ่งชำระราคาให้แก่ผู้จะขาย ณ สำนักงานขาย หรือสถานที่ที่ผู้จะขายกำหนด ดังนี้

ข้อ3. การจดทะเบียนโอนกรรมสิทธิ์ที่ดินพร้อมสิ่งปลูกสร้าง
ทั้งสองฝ่ายตกลงจะไปดำเนินการจดทะเบียนโอนและรับโอนกรรมสิทธิ์ที่ดินพร้อมสิ่งปลูกสร้าง ณ สำนักงานที่ดินจังหวัด……………………………….ตามวันและเวลาที่ผู้จะขายกำหนด โดยผู้จะขายจะแจ้งให้ผู้จะซื้อทราบเป็นหนังสือล่วงหน้าไม่น้อยกว่า 15 วัน หากผู้จะซื้อผิดนัดไม่มาดำเนินการภายในกำหนดเวลาดังกล่าว ผู้จะขายมีสิทธิบอกเลิกสัญญา ริบเงินมัดจำที่ผู้จะซื้อได้ชำระไว้แล้วทั้งหมด พร้อมเรียกค่าเสียหายจากผู้จะซื้อได้ทันที
บรรดาค่าธรรมเนียมในการจดทะเบียนโอนกรรมสิทธิ์ที่ดินพร้อมสิ่งปลูกสร้างตามวรรคแรก ผู้จะซื้อตกลงเป็นผู้รับผิดชอบ ค่าภาษีหัก ณ ที่จ่าย ภาษีธุรกิจเฉพาะ และหรืออากรแสตมป์(ถ้ามี) ผู้จะขายตกลงเป็นผู้รับผิดชอบ

ข้อ 4. การส่งมอบและการรับมอบที่ดินและสิ่งปลูกสร้าง
ผู้จะขายจะส่งมอบที่ดินพร้อมสิ่งปลูกสร้างให้กับผู้จะซื้อภายใน………วัน ก่อนการจดทะเบียนโอนกรรมสิทธิ์ห้องชุดตามข้อ 3. โดยผู้จะขายจะแจ้งให้ผู้จะซื้อทราบล่วงหน้า ซึ่งเมื่อผู้จะซื้อได้เข้ามาตรวจสอบที่ดินพร้อมสิ่งปลูกสร้างแล้ว เห็นว่าถูกต้องตามสัญญานี้ ผู้จะซื้อตกลงเข้าทำการรับมอบที่ดินพร้อมสิ่งปลูกสร้าง ตามหลักเกณฑ์ และเงื่อนไขที่ผู้จะขายกำหนดทุกประการ

ข้อ 5.การโอนสิทธิตามสัญญา
ในระหว่างที่สัญญานี้มีผลใช้บังคับ ผู้จะซื้อสัญญาว่า จะไม่โอนสิทธิตามสัญญานี้ ให้แก่บุคคลอื่น เว้นแต่จะได้รับความยินยอมเป็นหนังสือจากผู้จะขาย
อนึ่ง หากมีการโอนสิทธิตามสัญญา ผู้จะซื้อตกลงจ่ายค่าธรรมเนียมในการโอนสิทธิให้แก่ผู้จะขายในอัตราครั้งละ…………………บาท (……………………………………) และผู้จะซื้อจะต้องจัดให้ผู้รับโอนรับไปซึ่งสิทธิ หน้าที่ และความรับผิดชอบตามสัญญานี้ และหรือสัญญาที่ผู้จะขายกำหนดด้วย

ข้อ 6. การผิดนัดผิดสัญญาและความระงับสิ้นไปของสัญญา
6.1ทั้งสองฝ่ายตกลงให้ถือว่าวันเวลาการจดทะเบียนโอนกรรมสิทธิ์ห้องชุดตามข้อ 3. เป็นสาระสำคัญของสัญญานี้ หากฝ่ายใดผิดนัดผิดสัญญาข้อนี้ ให้อีกฝ่ายหนึ่งมีสิทธิบอกเลิกสัญญาและเรียกร้องค่าเสียหายได้
6.2 ในกรณีผู้จะซื้อผิดสัญญาข้อหนึ่งข้อใด ผู้จะขายมีสิทธิบอกเลิกสัญญาได้ ริบเงินที่ผู้จะซื้อได้ชำระแล้วทั้งหมด และเรียกค่าเสียหายที่เกิดจากการบอกเลิกสัญญา

ข้อ 7 ข้อตกลงอื่นๆ
7.1 หากกรณีที่คู่สัญญาที่มีสิทธิคิดดอกเบี้ยต่อกัน ทั้งสองฝ่ายตกลงให้ใช้อัตราดอกเบี้ยร้อยละ 15 ต่อปี นับแต่วันผิดนัด
7.2. การผ่อนผัน ผ่อนเวลา หรือละเว้นการใช้สิทธิใดๆของผู้จะขายที่มีอยู่กับผู้จะซื้อตามสัญญานี้ ไม่ถือว่า ผู้จะซื้อสละสิทธิประโยชน์ในข้อสัญญาดังกล่าวกับผู้จะขายแต่อย่างใด
7.3 การบอกกล่าวทวงถาม หรือส่งเอกสารใดๆ อันพึงมีไปยังคู่สัญญาอีกฝ่ายหนึ่งตามภูมิลำเนาที่ระบุไว้ในสัญญานี้ ให้ถือว่าเป็นการส่งโดยชอบ และคู่สัญญาอีกฝ่ายได้รับทราบแล้วในวันที่คำบอกกล่าว หรือเอกสารนั้นๆ พึงไปถึงตามปกติ
