ข้อ 2. ผู้เช่าตกลงชำระค่าเช่าและเงินค่าประกันตามสัญญานี้ให้แก่ผู้ให้เช่าดังต่อไปนี้

ข้อ 4. ผู้เช่าต้องนำโรงงานไปทำการประกันวินาศภัยไว้กับบริษัทประกันภัย .............................

ข้อ 5. ผู้เช่าต้องปฏิบัติตามสัญญาฉบับนี้และปฏิบัติตามกฎหมายทุกประการอันเกี่ยวกับการดำเนินการตามโรงงานในสัญญาฉบับนี้ ผู้ให้เช่ายินยอมให้ผู้เช่าโอนสิทธิและหน้าที่ตามสัญญานี้ให้แก่บุคคลอื่นหรือให้บุคคลอื่นเข้ามารับช่วงสิทธิตามสัญญาฉบับนี้ได้
หากผู้เช่าหรือตัวแทนหรือผู้แทนของผู้เช่าปฏิบัติผิดนัดผิดสัญญา ผิดกฎหมาย ผู้เช่าจะต้องรับผิดในความเสียหายอันเกิดจากการนั้นทั้งสิ้นโดยลำพัง ผู้ให้เช่าจะไม่ร่วมรับผิดในผลแห่งการที่ได้มีการกระทำลงตามความก่อน
ข้อ 6. ผู้ให้เช่ามีสิทธิบอกเลิกสัญญานี้เมื่อปรากฏว่า
6.1 ผู้เช่าไม่ชำระค่าเช่าตามกำหนดนัดแห่งสัญญานี้
6.2 ผู้เช่าไม่ปฏิบัติการให้เป็นไปตามสัญญาอันเกี่ยวกับเรื่องการประกันภัย การค้ำประกันและการโอน
สิทธิและหน้าที่ตามสัญญานี้
6.3 ผู้เช่าไม่ปฏิบัติให้เป็นไปตามการชำระค่าภาษี ค่าธรรมเนียม การดูแลรักษาซ่อมแซม และการปฏิบัติ
ตามกฎหมาย
ข้อ 7. เมื่อสัญญาเช่าสิ้นสุดตามกำหนดเวลาในสัญญานี้ ผู้ให้เช่ายินยอมให้ผู้เช่าครอบครองโรงงานต่อไปได้และชำระค่าเช่าตามปกติแห่งสัญญานี้เพื่อดำเนินการโยกย้ายผลิตภัณฑ์ของตนออกไปจากโรงงานและยุติการผลิตนับแต่วันที่สัญญานี้สิ้นสุดลง ในการนี้ผู้เช่าต้องส่งมอบบรรดาทรัพย์สินดังกล่าวรวมทั้งทรัพย์สินที่จะตกเป็นกรรมสิทธิ์ของผู้ให้เช่าต่อไปภายหน้าในสภาพที่ซ่อมแซมดีแล้ว เว้นแต่เป็นกรณีที่เสื่อมสภาพลงตามกาลเวลาโดยปกติแห่งการใช้งานนั้น และถ้าปรากฏว่ายังมีทรัพย์สินที่ชำรุดและเสียหายอยู่โดยผู้เช่าไม่ดำเนินการซ่อมแซมแก้ไขให้ดีดังเดิมและใช้งานได้ปกติแล้ว ผู้ให้เช่าสามารถเรียกร้องเอาค่าเสียหายนั้นจากหลักประกันดังกล่าวที่ผู้เช่าได้ยอมไว้ให้แก่ผู้ให้เช่าได้ทันที
