กฎ และระเบียบปฏิบัติในการเข้าตกแต่ง ปรับปรุงพื้นที่ และติดตั้งงานระบบต่าง ๆ

ทางผู้ให้เช่า มีข้อกำหนดในการเข้าตกแต่ง / ปรับปรุงพื้นที่ และติดตั้งงานระบบต่าง ๆ เพื่อเป็นแนวทางในการปฏิบัติงาน ดังต่อไปนี้
• ขั้นตอนก่อนเข้าตกแต่ง / ปรับปรุงพื้นที่ และติดตั้งงานระบบต่าง ๆ มีข้อกำหนดดังนี้
- ตารางการเข้าปฏิบัติงาน โดยระบุรายละเอียดของงาน วันที่ เวลา และอื่น ๆ ที่จำเป็น
- ระเบียบปฏิบัติในการเข้า – ออกอาคาร
- ข้อห้ามต่าง ๆ ในการใช้อาคาร
- ข้อบังคับเกี่ยวกับการดำเนินการงานระบบต่าง ๆ
- การรักษาความปลอดภัย
• การจัดส่งเอกสารเข้าตกแต่ง / ปรับปรุงพื้นที่ และติดตั้งงานระบบต่าง ๆ
- ใบขออนุญาตเข้าทำงาน พร้อมสำเนาบัตรประจำตัวประชาชนของหัวหน้าทีมของผู้รับเหมา พร้อมเซ็นต์สำเนารับรองถูกต้อง (การเข้าทำงานต้องกรอกทุกวันเมื่อเข้าทำงาน)
- ใบติดต่อในกรณีฉุกเฉิน โดยระบุชื่อบริษัท ชื่อ – นามสกลุมของหัวหน้าทีม ผู้ช่วย หมายเลขโทรศัพท์ ฯลฯ
- เอกสารระบุรายการนำอุปกรณ์ต่าง ๆ เข้าภายในอาคาร โดยระบุรายละเอียด และจำนวน
• ระเบียบปฏิบัติในการตกแต่งพื้นที่ และติดตั้งระบบต่าง ๆ
- ผู้เช่าที่ประสงค์จะดำเนินการตกแต่ง / ปรับปรุงพื้นที่เช่า จะต้องทำสัญญาเช่า และชำระเงินประกันการเช่าครบถ้วนแล้ว
- ผู้เช่าจะต้องเซ็นรับมอบพื้นที่เช่าจากผู้ให้เช่า และ/หรือตัวแทนของผู้ให้เช่าก่อนเข้ามาดำเนินการตกแต่งพื้นที่ พร้อมกับผู้ให้เช่า และ/หรือตัวแทนถ่ายรูปพื้นที่ และส่งมอบให้ผู้เช่าเซ็นต์รับทราบ
- แบบตกแต่ง และ/หรือรายละเอียดการตกแต่งพื้นที่เช่า จะต้องได้รับการอนุมัติเป็นลายลักษณ์อักษรจากผู้ให้เช่าก่อน
- ก่อนเข้ามาดำเนินการก่อสร้างตกแต่ง ผู้เช่าจะต้องแจ้งการเข้า – ออก ของผู้รับเหมา และคนงาน พร้อมแจ้งการจัดวางวัสดุก่อสร้าง กับเจ้าหน้าที่ และ/หรือตัวแทนของผู้ให้เช่าก่อน
- ผู้เช่าจะต้องจัดให้มีผู้ควบคุมดูแลการก่อสร้างตกแต่ง ตลอดระยะเวลาที่การดำเนินการยังไม่แล้วเสร็จ
- ผู้เช่าจะต้องดำเนินการตกแต่งพื้นที่เช่าให้แล้วเสร็จภายในกำหนดระยะเวลาที่ได้ตกลงกันไว้
- อนุญาตให้เริ่มปฏิบัติงานได้ตั้งแต่เวลา 08.30 น. – 18.00 น. ในกรณีที่ต้องการปฏิบัติงานนอกเหนือจากระยะเวลาที่กำหนด จะต้องแจ้ง และส่งเอกสารเป็นลายลักษณ์อักษรแก่เจ้าหน้าที่ และ/หรือตัวแทนของผู้ให้เช่าพื้นที่ พร้อมกับมีหนังสืออนุมัติจากผู้ให้เช่าเป็นลายลักษณ์อักษรก่อนที่จะเริ่มปฏิบัติงาน

- การเจาะพื้น ผนัง เพดาน คาน เสา หรืองานใดที่อาจมีผลกระทบต่อโครงสร้าง และงานสถาปัตย์ของอาคาร จะต้องได้รับความยินยอมเป็นลายลักษณ์อักษรจากผู้ให้เช่า
- ห้ามดำเนินการใด ๆ ที่ทำให้เกิดรอยขีดข่วน หรือสกปรกอย่างถาวรบนผนัง และกระจกรอบด้านของอาคาร
- ผู้ให้เช่าไม่อนุญาตให้ผู้รับเหมา และ/หรือคนงานของผู้เช่าเก็บวัสดุไวไฟไว้ในส่วนใด ๆ ของอาคาร ยกเว้นจะได้รับอนุญาตจากผู้ให้เช่าพื้นที่ ซึ่งการเก็บวัสดุไวไฟดังกล่าวผู้ให้เช่าจะเป็นผู้กำหนดบริเวณและสถานที่ให้ พร้อมกันนั้นจะต้องเตรียมเครื่องดับเพลิงชนิดผงเคมีแห้ง หรือชนิดแก๊สคาร์บอนไดออกโซด์แบบมือถือที่ใช้งานได้ดี ขนาดบรรจุอย่างน้อย 15 ปอนด์ ไว้ในพื้นที่ที่ดำเนินการตลอดเวลา อย่างน้อย 1 เครื่อง หรือทุก ๆ 100 ตารางเมตรต่อเครื่อง หรือให้เพียงพอตามที่ผู้ให้เช่ากำหนด
- การลำเลียงวัสดุก่อสร้างจะต้องใช้เส้นทางที่ทางผู้ให้เช่า ได้ระบุ และจัดไว้ให้ แต่ถ้าหากต้องการใช้เส้นทาง หรือวิธีการอื่น ๆ จะต้องได้รับความเห็นชอบจากผู้ให้เช่าเป็นกรณีไป

- ให้ระมัดระวังความเสียหายของฝ้าเพดาน พื้นบริเวณพื้นที่เช่า และพื้นที่ใกล้เคียงพื้นที่เช่า กรณีเกิดความเสียหายผู้เช่าจะต้องรับผิดชอบ ซ่อมแซม หรือชดใช้ค่าเสียหายตามที่เกิดขึ้นจริง และ/หรือตามที่ผู้ให้เช่ากำหนด
- ก่อนปิดฝ้าเพดานต้องแจ้งผู้ให้เช่า และ/หรือตัวแทนของผู้ให้เช่าทราบก่อน เพื่อตรวจสอบงาน และความเรียบร้อยของงานระบบต่าง ๆ เหนือฝ้าเพดาน หากผู้เช่าดำเนินการปิดฝ้าเพดานก่อนการตรวจสอบ ผู้ให้เช่า และหรือตัวแทนของผู้ให้เช่า ขอสงวนสิทธิ์ในการเจาะฝ้าเพดานเพื่อทำการตรวจสอบในภายหลัง โดยผู้เช่าจะต้องเป็นผู้รับผิดชอบค่าใช้จ่ายต่าง ๆ ในการดำเนินการ
- การดำเนินการตกแต่ง และ/หรือปรับปรุงพื้นที่จะต้องไม่กีดขวาง บดบัง หรือปิดกั้นสายฉีดน้ำดับเพลิง หรือตู้ดับเพลิง หรือกระดิ่งเตือนภัย หรือเครื่องอุปกรณ์เตือนภัยต่าง ๆ
- ห้ามนำวัสดุ และ/หรืออุปกรณ์ต่าง ๆ มาวางนอกพื้นที่เช่าที่ดำเนินการโดยเด็ดขาด เว้นแต่จะได้รับอนุญาตจากผู้ให้เช่าพื้นที่
- ผู้ให้เช่า และหรือตัวแทนของผู้ให้เช่าจะไม่รับผิดชอบต่อการสูญเสีย หรือสูญหายของเครื่องมือ วัสดุอุปกรณ์ และวัสดุที่ใช้ดำเนินการปรับปรุงตกแต่ง และ/หรือติดตั้งงานระบบต่าง ๆ ของผู้เช่า และ/หรือผู้รับเหมา
- ผู้เช่า และ/หรือผู้รับเหมาจะต้องจัดเตรียมเครื่องมือควบคุมการใช้ไฟฟ้าชั่วคราว เช่น Circuit Breker, Safety Switch เพื่อต่อกระแสไฟฟ้าจากจุดที่ผู้ให้เช่ากำหนดให้เท่านั้น

- หากผู้เช่าจำเป็นต้องใช้ก๊าซเพื่อการทำงานต้องขออนุญาตเป็นลายลักษณ์อักษรจากผู้ให้เช่าเสียก่อน
- ผู้รับเหมา หรือคนงานให้ใช้สิ่งอำนวยความสะดวกที่ผู้ให้เช่าจัดไว้ให้ใช้ตามจุดต่าง ๆ เช่น ห้องน้ำ ลานล้างเครื่องมือ ที่ทิ้งขยะ หรือที่พักขยะ และผู้รับเหมาจะต้องรับผิดชอบเรื่องความสะอาด ความเรียบร้อย เป็นต้น ในกรณีที่มีความเสียหายเกิดขึ้น ผู้รับเหมาจะต้องรับผิดชอบค่าเสียหายนั้น ๆ ทั้งหมด
- ห้ามคนงานเดินเท้าเปล่า หรือถอดเสื้อผ้า หรืออื่นใดที่ส่อให้เห็นถึงความไม่เรียบร้อยของปกติชนภายในบริเวณพื้นที่เช่าที่ดำเนินการปรับปรุงตกแต่ง
- เศษขยะ หรือเศษวัสดุที่เกิดขึ้นจากการตกแต่งปรับปรุงพื้นที่ และ/หรือติดตั้งงานระบบต่าง ๆ นั้น จะต้องอยู่ในความรับผิดชอบของผู้เช่า และ/หรือผู้รับเหมา ซึ่งจะต้องขนถ่ายออกจากพื้นที่เช่าทุกวัน ห้ามกองเศษขยะ หรือเศษวัสดุไว้นอกพื้นที่เช่า หากตรวจพบจะคิดคาขนย้ายครั้งและ 5,000.- บาท
- ห้ามเทขยะทุกชนิด และ/หรือสารเคมีใด ๆ ลงในท่อ หรือถัง และอื่น ๆ ภายในอาคาร และ/หรือบริเวณพื้นที่ใกล้เคียง
