ในการศึกษาครั้งนี้ กำหนดขนาดตัวอย่าง แบ่งออกเป็น 2 กลุ่ม ได้แก่
3.1 ผู้ประกอบการอพาร์ทเม้นท์ ในการศึกษาครั้งนี้จะใช้วิธีสัมภาษณ์เชิงลึก (Depth Interview) ผู้ประกอบการอพาร์ทเม้นท์ โดยใช้วิธีการคัดเลือกตัวอย่างแบบเจาะจง (Purposive Sampling) เป็นเครื่องมือในการเลือกกลุ่มตัวอย่าง และคัดเลือกเฉพาะอพาร์ทเม้นท์ให้เช่า ที่มีที่ตั้งใกล้ในบริเวณตำบลเชิงเนิน อำเภอเมือง จังหวัดระยอง จำนวน 3 ราย
3.2 ผู้สนใจเช่าอพาร์ทเม้นท์ โดยใช้แบบสอบถามเป็นเครื่องมือในการเก็บรวบรวมข้อมูล จากกลุ่มตัวอย่างจำนวน 200 ราย การศึกษาครั้งนี้ผู้ศึกษาได้ใช้วิธีการสุ่มตัวอย่างแบบสะดวก (Convenience sampling) ได้แก่ กลุ่มนักเรียน นักศึกษา พนักงานบริษัท พนักงานโรงงาน พนักงานห้าง และบุคคลที่ย้ายเข้ามาทำงานในพื้นที่บริเวณ ตำบลเชิงเนิน อำเภอเมือง จังหวัดระยอง
