ข้อ 1. ทรัพย์ที่เช่า

ข้อ 2. วัตถุประสงค์ของการเช่า
ผู้เช่าตกลงให้เช่าทรัพย์ตามข้อ 1. เพื่อวัตถุประสงค์ในการพักอาศัยเท่านั้น
ข้อ 3. อัตราค่าเช่าและระยะเวลาการเช่า คู่สัญญาตกลงเช่าทรัพย์ตามข้อ 1. มีกำหนดเวลา 1 ปี
นับตั้งแต่วันที่ลงนามทำสัญญา โดยจะชำระค่าเช่าล่วงหน้าเป็นรายเดือน เดือนละ 5,000 บาท (ห้าพันบาทถ้วน) โดยค่าเช่าเดือนแรก ผู้เช่าได้ชำระให้แก่ผู้ให้เช่าในวันทำสัญญานี้ ซึ่งผู้ให้เช่าได้รับเงินดังกล่าวไว้ เรียบร้อยแล้ว สำหรับค่าเช่าในเดือนต่อ ๆ ไป ผู้เช่าตกลงชำระให้แก่ผู้ให้เช่าภายในทุกวันที่ 5 ของทุกเดือน
ข้อ 4. เงินประกันการเช่า
ในวันทำสัญญานี้ ผู้เช่าได้วางเงินประกันจำนวน 5,000 บาท (ห้าพันบาทถ้วน) ให้แก่ผู้ให้เช่า เงินประกันดังกล่าว เมื่อสัญญาสิ้นสุดลงไปไม่ว่ากรณีใด ๆ หากผู้เช่าไม่ได้ติดค้างชำระค่าเช่า หรือ
ก่อความเสียหายใด ๆ แก่ผู้ให้เช่า ผู้ให้เช่าคืนเงินจำนวนดังกล่าวให้แก่ผู้เช่า แต่หากผู้เช่ายังค้างค่าเช่า หรือก่อความเสียหายใด ๆ แก่ผู้ให้เช่า ผู้เช่ายินยอมให้ผู้ให้เช่านำค่าเช่าที่ค้างชำระหรือค่าเสียหายมาหักจากเงินประกันดังกล่าวได้ และหากเงินดังกล่าวไม่พอ ผู้เช่ายังจะต้องรับผิดชอบชดใช้แก่ผู้ให้เช่าจนครบ

ข้อ 5. ระเบียบหอพัก
ผู้เช่าจะต้องปฏิบัติตามระเบียบหอพักที่ผู้ให้เช่าได้กำหนดไว้ หรือจะได้กำหนดไว้เป็นคราว ๆ เพื่อความเรียบร้อย และปลอดภัยของผู้เช่าทุกคน และให้ถือว่าระเบียบดังกล่าวเป็นส่วนหนึ่งของสัญญาเช่านี้ด้วย
ข้อ 6. ค่าน้ำประปา ค่ากระแสไฟฟ้า
ผู้เช่าจะต้องชำระค่าน้ำประปาและค่ากระแสไฟฟ้าให้แก่ผู้ให้เช่าตามจำนวนที่ใช้ในแต่ละเดือนตามมาตรวัดที่ได้ติดตั้งไว้หน้าห้องของผู้เช่า โดยมีอัตราดังนี้
(3) ค่าน้ำประปา ยูนิตละ 35 บาท (สามสิบห้าบาทถ้วน)
(4) ค่ากระแสไฟฟ้า ยูนิตละ 8 บาท (แปดบาทถ้วน)
ค่าน้ำประปาและค่ากระแสไฟฟ้านี้ ผู้ให้เช่าจะแจ้งให้ผู้เช่าทราบภายในทุกวันที่ 30 ของทุกเดือน และให้ผู้เช้าชำระเงินดังกล่าวพร้อมกับชำระเงินค่าเช่าล่วงหน้าในแต่ละเดือน
อนึ่ง อัตราค่าน้ำประปาและค่ากระแสไฟฟ้านี้อาจขึ้นลงได้ตามส่วนการการขึ้นลงของอัตราค่าน้ำประปาของการประปานครหลวง และค่ากระแสไฟฟ้าของการไฟฟ้านครหลวง
ข้อ 7. การพักอาศัย
“ผู้เช่า”รับรองว่า จะไม่ให้ผู้อื่นเช่าช่วงไปอีกทอดหนึ่ง หรือจะไม่มอบให้ผู้อื่นเข้าครอบครองห้องที่เช่าในระหว่างอายุสัญญาการเช่า
7.1 “ผู้เช่า”ได้แจ้งความประสงค์ที่จะมีสมาชิกเข้าพักอาศัยในห้องเช่านี้จำนวน.......คน
7.2 หาก “ผู้เช่า”มีความประสงค์จะพาบริวาร หรือญาติพี่น้องเข้าพักอาศัยเกินกว่าจำนวนที่อยู่พักอาศัยตามข้อ 7.1 หรือจะเปลี่ยนบุคคลอื่นเข้าพักอาศัยอาศัยแทนผู้ที่ได้แจ้งไว้แล้ว “ผู้เช่า”จะต้องขออนุญาตจาก “ผู้ให้เช่า” เป็นลายลักษณ์อักษรก่อน จึงจะเข้าพักอาศัยได้
ข้อ 8. การทำครัว ปรุงอาหาร
ห้ามมิให้ผู้เช่าทำครัว หรือปรุงอาหารในห้องพัก
ข้อ 9. การนำสัตว์เลี้ยง
ห้ามมิให้ผู้เช่านำสัตว์เลี้ยงเข้ามาในที่พักอาศัย
ข้อ 10. ผู้เช่าต้องบำรุงรักษาห้องเช่ารวมถึงอุปกรณ์ไฟฟ้า โทรทัศน์ ตู้เย็น เครื่องทำน้ำอุ่น กุญแจห้อง กลอนประตู หลอดไฟ ฝาผนัง ตู้ เตียง และอื่น ๆ ให้อยู่ในสภาพที่ดีอยู่เสมอ หากเกิดชำรุดเสียหายไม่ว่าด้วยเหตุใดก็ตาม ผู้เช่าต้องทำให้กับคืนสู่สภาพเดิมทันที ด้วยค่าใช้จ่ายของผู้เช่า

ข้อ 13. บรรดาทรัพย์สินที่ “ผู้เช่า”นำเข้ามาภายในห้องเช่า หรือรถมอเตอร์ไซด์ รถยนต์ที่ “ผู้เช่า”นำมาจอดไว้ หากเกิดความเสียหายสูญหาย หรือบุบสลายไปอย่างใดๆ “ผู้เช่า”จะต้องรับผิดชอบเองทั้งสิ้น “ผู้ให้เช่า”จะไม่รับผิดชอบในทรัพย์สินของ “ผู้เช่า”ไม่ว่าในกรณีใดๆ ทั้งสิ้น
ข้อ 14. การปฏิบัติตัวของผู้เช่า
ผู้เช่าต้องปฏิบัติตนให้อยู่ในฐานะผู้เช่าที่ดี หากผู้เช่าได้กระทำการใด ๆ อันก่อให้เกิดความเสียหายต่อผู้เช่าคนอื่น หรือต่อผู้ให้เช่า หรือในกรณีที่ผู้เข้าคนอื่นหรือผู้ให้เช่าไม่สามารถอยู่ร่วมกับผู้เช่าได้โดยปกติสุข ผู้ให้เช่ามีสิทธิบอกเลิกสัญญาเช่าได้ทันที และผู้เช่าต้องชำระค่าเสียหายที่เกิดขึ้นทั้งหมด โดยสละสิทธิ์เรียกร้องใด ๆ จากผู้ให้เช่า
ข้อ 15. การละทิ้งห้องพัก
ในกรณีที่ผู้เช่าจะไม่อยู่ห้องพักเป็นเวลาเกินกว่า 7 วัน ผู้เช่าต้องมีหนังสือแจ้งให้ผู้ดูแลหอพักทราบล่วงหน้าไม่น้อยกว่า 3 วัน
ข้อ 16. การตรวจตราทรัพย์ที่เช่า
ผู้เช่ายินยอมให้ผู้ให้เช่า หรือตัวแทนของผู้ให้เช่าตรวจตราห้องพักได้ตลอดเวลา
ข้อ 17. การเลิกสัญญาก่อนครบกำหนดระยะเวลาการเช่าโดยผู้เช่า
