ข้อ 3 หลังจากผู้ซื้อได้มีการชำระเงินมัดจำเป็นที่เรียบร้อย ผู้ขายยินยอมให้ผู้ซื้อเข้ามาดำเนินการตรวจสอบภายในมหาวิทยาลัยชินวัตรภายใน 90 วัน นับตั้งแต่วันทำสัญญาฉบับนี้ หากพ้นกำหนดเวลาดังกล่าว ผู้ขายจะยึดเงินค่ามัดจำโดยไม่ต้องแจ้งล่วงหน้า
ข้อ 4 เมื่อผู้จะซื้อได้ชำระเงิน (ในกรณีจ่ายเป็นเช็คต้องได้รับเงินตามเช็คนั้นเรียบร้อยก่อน) ให้แก่ ผู้จะขายจนครบตามสัญญาแล้ว ผู้จะซื้อจึงจะเข้าครอบครองที่ดินพร้อมสิ่งปลูกสร้างตามสัญญาได้
ข้อ 5 หากผู้จะซื้อผิดสัญญาข้อใดข้อหนึ่ง ผู้จะขายมีสิทธิที่จะบอกเลิกสัญาและริบเงินที่ผู้จะซื้อได้ชำระได้แก่ผู้จะขายแล้วทั้งหมด
ข้อ 6 สัญญานี้ยกเลิกข้อตกลง และสัญญาอื่นใดที่อาจมีมาก่อนระหว่างคู่สัญญา ทั้งสองฝ่ายจะไม่ถือข้อกล่าวอ้างด้วยวาจาและข้อความโฆษณาใด ๆ เป็นส่วนหนึ่งของสัญญานี้
