ในกรณีเกิดอุทกภัย อัคคีภัย หรือภัยธรรมชาติ หรือเหตุอื่นใดในสถานที่เช่าไม่ถือเป็นเหตุให้ระงับค่าเช่า โดยผู้เช่าจะต้องชำระค่าเช่าตามกำหนดตามสัญญา เว้นแต่ภัยธรรมชาติดังกล่าวข้างต้นทำให้ผู้เช่าไม่สามารถดำเนินธุรกิจในสถานที่เช่าเกิน 6 เดือน (หกเดือน) หลังจากนั้นผู้เช่าจะต้องชำระค่าเช่าตามสัญญาต่อไป
