ข้อ 3. กรณีที่ “ผู้เช่า” ละทิ้งห้องพักที่เช่าไปเนิ่นนานเป็นระยะเวลาเกินกว่า 15 วัน โดยมิได้บอกกล่าวล่วงหน้า และ หรือ “ผู้เช่า” ค้างชำระค่าเช่า 15 วัน นับตั้งแต่ที่ครบกำหนด ซึ่ง “ผู้เช่า” ต้องชำระค่าเช่าห้องตามที่กล่าวไว้ใน สัญญา ข้อที่ 2. “ผู้เช่า” ตกลงยินยอม ดังนี้
3.1 ให้ “ผู้ให้เช่า” เก็บสิ่งของทุกชนิดภายในห้องที่เช่า เพื่อรวบรวมไว้ ณ สถานที่ที่ “ผู้ให้เช่า” จัดไว้ และภายใน 15 วัน หาก “ผู้เช่า” ไม่มาติดต่อขอรับคืน “ผู้ให้เช่า” มีสิทธิ์นำสิ่งของดังกล่าวขายทอดตลาด เพื่อนำเงินสดมาชดใช้หนี้สินที่ค้างอยู่





3.2 “ผู้เช่า” ยินยอมให้ “ผู้ให้เช่า” เข้ายึดครอบครองทรัพย์สิน ที่ให้เช่า และเข้ายึดครอบครองทรัพย์สินของ “ผู้เช่า” ได้ทันที และให้ “ผู้ให้เช่า” มีสิทธิ์ใส่กุญแจ ห้องที่เช่าได้ หรือเปลี่ยนรหัสบัตร เข้าห้อง ห้าม “ผู้เช่า” หรือ บริวารของ “ผู้เช่า” เข้าเกี่ยวข้องกับห้องที่เช่า อีกต่อไป และ “ผู้ให้เช่า” มีสิทธิ์นำห้องให้ผู้อื่นเช่าต่อไปได้ทันที
3.3 ในกรณีที่ “ผู้ให้เช่า” หรือ “ตัวแทนของผู้ให้เช่า” โยกย้ายทรัพย์สินของ “ผู้เช่า” หากมีสิ่งใดชำรุดเสียหาย หรือแตกหักบุบสลายหายไป “ผู้เช่า” ไม่ติดใจที่เรียกค่าเสียหาย หรือความผิดอาญาใดๆ ทั้งสิ้น
ข้อ 4. “ผู้เช่า” ได้ทราบและเข้าใจเป็นอย่างดีแล้วว่าการบริการ เรื่องน้ำประปา ไฟฟ้านั้น “ผู้ให้เช่า” เป็นผู้บริการให้แก่ผู้เช่าห้องพัก ตลอดอายุสัญญาเช่านี้ โดยมีเงื่อนไขว่า “ผู้เช่า” ต้องไม่ได้ค้างชำระค่าเช่าห้องพัก ค่าไฟฟ้า ค่าน้ำประปา หรือ “ผู้เช่า” มิได้ประพฤติผิด สัญญาข้อหนึ่งข้อใด ตามสัญญาเช่าฉบับนี้ ดังนั้น หาก “ผู้เช่า” ไม่ปฏิบัติตามเงื่อนไขดังกล่าว จะยอมให้ “ผู้ให้เช่า” มีสิทธิ์ระงับการจ่ายน้ำประปา จ่ายไฟฟ้าได้ทันที โดย “ผู้เช่า” จะเรียกร้องค่าเสียหายอย่างใดๆ หาได้ไม่
ข้อ 5. “ผู้เช่า” ยอมรับรักษาตัวห้องที่เช่าตลอดทั้ง สีที่ทาไว้ภายในห้อง และอุปกรณ์เครื่องใช้ภายในห้องเช่าให้สะอาดเรียบร้อยอยู่เสมอ ถ้ามีสิ่งชำรุด บกพร่องเสียหาย หรือแตกหัก บุบสลายเกิดขึ้น “ผู้เช่า” จะต้องรับผิดชอบชดใช้ค่าเสียหายให้แก่ “ผู้ให้เช่า” จนครบถ้วน
อนึ่ง ถ้า “ผู้เช่า” มีความประสงค์จะดัดแปลง หรือเพิ่มเติมสิ่งใดลงไปในบริเวณห้องที่เช่านี้อีก จะต้องได้รับอนุญาตจาก “ผู้ให้เช่า” เป็นลายลักษณ์อักษรเสียก่อนจึงกระทำได้ มิฉะนั้น “ผู้เช่า” ยินยอมจะชดใช้ค่าเสียหายตำแหน่งละ 1,000 บาท (หนึ่งพันบาทถ้วน)

ข้อ 7. “ผู้เช่า” ยอมให้ “ผู้ให้เช่า” หรือ “ตัวแทนของผู้ให้เช่า” เข้าตรวจสอบดูห้องที่เช่าได้ตลอดเวลา
ข้อ 8. “ผู้เช่า” รับรองว่า จะไม่ให้ผู้อื่นเช่าช่วงไปอีกทอดหนึ่ง หรือจะไม่มอบให้ผู้อื่นเข้าครอบครองห้องที่เช่าในระหว่างอายุสัญญาการเช่า “ผู้เช่า” ได้แจ้งความประสงค์ที่จะมีสมาชิกเข้าพักอาศัยในห้องเช่านี้ จำนวน 2 คน
8.1 หาก “ผู้เช่า” มีความประสงค์จะพาบริวาร หรือญาติพี่น้อง เข้าพักอาศัย เกินกว่าจำนวนที่อยู่พักอาศัยตาม ข้อ 8.1 หรือจะเปลี่ยนบุคคลอื่นเข้าพักอาศัยอาศัยแทนผู้ที่ได้แจ้งไว้แล้ว “ผู้เช่า” จะต้องขออนุญาตจาก “ผู้ให้เช่า” เป็นลายลักษณ์อักษรก่อน จึงจะเข้าพักอาศัยได้
8.2 “ผู้เช่า” จะต้องรับผิดชอบต่อความเสียหายใด ๆ ที่ “ผู้เช่า, ลูกจ้าง, บริวาร” ของ “ผู้เช่า” หรือแขกผู้มาเยือน เพื่อน ได้ก่อให้เกิดแก่ทรัพย์สินที่เช่าไม่ว่ากรณีใด ๆ ทั้งสิ้น
