ข้อ 5. ในระหว่างระยะเวลาการเช่าตามสัญญานี้เวลาหนึ่งเวลาใด ถ้าผู้เช่าจะทำการปลูกสร้างอาคารสิ่งปลูกสร้างลงในที่ดินของผู้ให้เช่าโดยค่าใช้จ่าย และทุนทรัพย์ของผู้เช่าเองผู้ให้เช่าตกลงยินยอมอนุญาตให้ผู้เช่ายื่นแบบเรื่องราวขออนุญาตปลูกสร้างอาคารและขอติดตั้งมิเตอร์น้ำประปา ไฟฟ้า ต่อทางหน่วยราชการได้ จะเป็นโดยในนามของผู้ให้เช่าหรือในนามของผู้เช่าเองก็ตาม ผู้ให้เช่าตกลงว่าผู้ให้เช่าจะให้ความสะดวกและให้ความร่วมมือลงชื่อในเอกสารทุกฉบับที่ต้องใช้ในการยื่นแบบเรื่องราวขออนุญาตปลูกสร้างอาคาร และขอติดตั้งมิเตอร์ ประปา ไฟฟ้า ในทันทีที่ผู้เช่าส่งเอกสารดังกล่าวมาให้ ผู้ให้เช่าทุกครั้งไป
ข้อ 6. คู่สัญญาตกลงว่า เมื่อครบกำหนดระยะเวลาการเช่าตามสัญญานี้แล้ว อาคารสิ่งปลูกสร้างที่ผู้ให้เช่าออกให้เช่าช่วง หรือโอนให้บุคคลอื่นเช่าต่อไปได้ตลอดระยะเวลาการเช่าที่กำหนดไว้ในสัญญานี้
ข้อ 7. ผู้ให้เช่ายอมให้ผู้ให้เช่านำที่ดินของผู้ให้เช่า หรืออาคาร สิ่งปลูกสร้างที่ผู้เช่าปลูกสร้างลงในที่ดินของผู้ให้เช่าออกให้เช่าช่วง หรือโอนให้บุคคลอื่นเช่าต่อไปได้ตลอดระยะเวลาการเช่าที่กำหนดไว้ในสัญญานี้
ข้อ 8. ผู้ให้เช่าตกลงว่า ในกรณีที่ผู้เช่านำที่ดินของผู้ให้เช่า หรืออาคาร สิ่งปลูกสร้าง ที่ผู้เช่าปลูกสร้างลงในที่ดินของผู้ให้เช่า ออกให้เช่าช่วงหรือโอนให้บุคคลอื่นเช่าต่อไปแล้ว บรรดาเงินแป๊ะเจี๊ยะ ค่าเช่าหรือค่าตอบแทน ในทำนองเดียวกัน ที่ผู้เช่าเรียกเก็บจากผู้เช่าช่วง หรือบุคคลอื่นนั้น ให้ผู้เช่าเป็นผู้กำหนดได้เองและตกเป็นของผู้เช่าทั้งสิ้น
ข้อ 9. ในระหว่างระยะเวลาการเช่า หากผู้เช่ามีความประสงค์จะทำการซ่อมแซมแก้ไข คัดแปลงอาคาร สิ่งปลูกสร้าง ที่ผู้เช่าปลูกสร้างลงในที่ดินของผู้ให้เช่า หรือทำการปลูกสร้างอาคาร สิ่งปลูกสร้างเพิ่มเติมลงในที่ดินของผู้ให้เช่าแล้ว ผู้ให้เช่ายินยอมให้ผู้ให้เช่าทำได้และผู้ให้เช่าจะไม่ถือว่า ผู้เช่าปฏิบัตินอกเหนือเกินเลยไปกว่าขอบเขตหรือวัตถุประสงค์แห่งสัญญานี้เป็นอันขาด
ข้อ 10. ผู้ให้เช่าสัญญาว่า ผู้เช่าจะดูแลรักษาทรัพย์สินที่เช่าเหมือนหนึ่งเป็นทรัพย์สินของผู้เช่าเองและจะให้ความสะดวกแก่ผู้ให้เช่าในการตรวจตราทรัพย์ที่เช่าตามสมควร
ข้อ 11. เมื่อผู้เช่าผิดนัดสัญญาหรือไม่ปฏิบัติตามสัญญานี้ข้อหนึ่งข้อใด ผู้เช่ายอมให้ผู้ให้เช่าใช้สิทธิบอกกล่าวให้ผู้เช่าปฏิบัติตามสัญญานี้ หรือบอกเลิกสัญญาและเรียกค่าเสียหายได้ตามความเป็นจริงในทางกลับกัน ถ้าผู้ให้เช่าผิดนัดผิดสัญญา หรือไม่ปฏิบัติตามสัญญานี้ข้อหนึ่งข้อใด ผู้ให้เช่ายอมให้ผู้เช่าใช้สิทธิบอกกล่าวให้ผู้ให้เช่าปฏิบัติตามสัญญานี้ หรือบอกเลิกสัญญาและเรียกค่าเสียหายได้ตามเป็นความจริงเช่นกัน
