ข้อ 2. ผู้เช่าตกลงจ่ายค่าเช่าล่วงหน้าในวันทำสัญญา เป็นเงินจำนวน………….บาท(ค่าเช่า1เดือน)

ข้อ 3. ผู้เช่าตกลงจ่ายค่าประกันความเสียหายเป็นจำนวนเงิน…………….บาท(เท่ากับค่าเช่า 2 เดือน) โดยผู้ให้เช่ามีสิทธิ ยึดเงินมัดจำในกรณีเช่น ผู้เช่าทำห้องหรือทรัพย์สินภายในห้องเสียหาย ผู้เช่าอยู่ไม่ครบสัญญา ไม่จ่ายค่าเช่า ผู้เช่าออกโดยไม่แจ้งล่วงหน้า การชำระเงินประกันจำนวนนี้มิให้ถือว่าเป็นการชำระค่าล่วงหน้าแต่ประการใด “ผู้เช่า” จะอ้างการชำระเงินประกันนี้เป็นข้อแก้ตัวในการผิดนัดชำระค่าเช่าตามกำหนดในสัญญานี้มิได้ “ผู้เช่า” ยินยอมให้ “ผู้ให้เช่า” ริบเงินประกันจำนวนนี้ทันทีหาก “ผู้เช่า” ผิดสัญญาข้อใดข้อหนึ่ง การริบเงินประกันนี้ไม่เป็นการตัดสิทธิของ “ผู้ให้เช่า” ที่จะฟ้องหรือเรียกร้องจาก “ผู้เช่า” สำหรับค่าเช่าที่ค้างชำระ และหรือความเสียหายอื่นๆ อันจะพึงมีอีกส่วนหนึ่งด้วย เงินประกันจำนวนนี้ “ผู้ให้เช่า” จะคืนแก่ “ผู้เช่า” โดยไม่มีดอกเบี้ยภายใน 60 วัน หลังจากสัญญานี้ระงับลงโดย “ผู้เช่า” มิได้ผิดสัญญา และภายหลังจากหักหนี้ใดๆ ที่ “ผู้เช่า” ค้างชำระให้แก่ “ผู้ให้เช่า” แล้ว

ข้อ 4. ผู้เช่าตกลงชำระค่าเช่าให้แก่ผู้ให้เช่า ทุกๆ วันที่……ของเดือนจ่ายช้าได้ไม่เกินวันที่…….ของเดือนหากเกินกำหนดชำระผู้เช่าจะต้องเสียค่าปรับเพิ่มวันละ………. บาท หากมีการค้างชำระค่าเช่าเกิน 2 เดือน ผู้ให้เช่ามีสิทธิยกเลิกสัญญาเช่า เริ่มตั้งแต่เดือนที่ตกลงทำสัญญาเช่าฉบับนี้เป็นต้นไป โดยผู้เช่าตกลงเช่ามีกำหนด ……. ปี หากครบกำหนดดังกล่าวแล้ว ผู้เช่ามีสิทธิจะเช่าต่อไปในอัตราค่าเช่าเดิมก็ได้ โดยแจ้งล่วงหน้าให้ผู้ให้เช่าทราบไม่น้อยกว่า 30 วัน

โดยการนี้ “ผู้เช่า” จะต้องดำเนินการชำระค่าไฟฟ้า , ประปา ภายใน “ห้องเช่า” เอง ตามอัตราและวิธีการเรียกเก็บดังนี้


ค่าไฟฟ้า ชำระตามเอกสารใบแจ้งหนี้ของหน่วยงานราชการ ณ สถานที่ที่กำหนดไว้
ค่าน้ำประปา ชำระตามเอกสารใบแจ้งหนี้ของนิติบุคคลอาคารชุดฯ ณ สำนักงาน ของนิติบุคคลอาคารชุดฯ

ข้อ 5. ผู้ให้เช่าตกลงให้ผู้เช่าใช้สอยทรัพย์สินทุกชนิดที่อยู่ในห้องเช่าและตามรายการทรัพย์สินที่แนบท้ายสัญญานี้ โดยผู้เช่าจะดูแลรักษาเสมือนหนึ่งว่าเป็นทรัพย์สินของตน หากชำรุดบกพร่องใดๆผู้เช่าจะต้องซ่อมแซมให้คงเดิมอยู่เสมอ

ข้อ 6. ผู้เช่าตกลงที่จะดูแลรักษาห้องที่เช่าให้คงสภาพดีดังเดิมทุกประการ ห้ามต่อเติมดัดแปลงเจาะรูหรือกระทำการใดๆให้ห้องเสียหาย และยินยอมให้ผู้ให้เช่า หรือผู้ที่ได้รับมอบหมายเข้ามาในบ้านที่เช่าได้ตลอดเวลา เพื่อตรวจดูสภาพห้องที่เช่าได้ทุกเวลา โดยผู้เช่าให้สัญญาว่าจะไม่นำสิ่งผิดกฎหมายเข้ามาในห้องที่เช่าไม่สูบบุหรี่ภายในห้องเช่าและไม่เลี้ยงสัตว์ภายในห้องเช่า หากผู้ให้เช่าพบหรือบุคคลอื่นพบสิ่งผิดกฎหมาย ผู้เช่ายอมให้ผู้ให้เช่าบอกเลิกสัญญาเช่าได้ทันที

ข้อ 7. การเช่าตามข้อ 1 ให้รวมถึงอุปกรณ์ หรือทรัพย์สินต่างๆ ที่อยู่ในห้องเช่าด้วย รายการทรัพย์สินตามรายการแนบท้ายหนังสือสัญญาเช่านี้

ข้อ 8. ผู้เช่าตกลงที่จะเช่าเพื่อเป็นที่พักอาศัยเท่านั้น และให้สัญญาว่าจะไม่นำห้องที่เช่าออกให้ผู้อื่นเช่าช่วง เว้นแต่จะได้รับความยินยอมเป็นหนังสือจากผู้ให้เช่า

ข้อ 9. ผู้เช่ายินยอมปฏิบัติตามกฏระเบียบข้อบังคับของทางคอนโดทุกประการ

ข้อ 10. หากผู้เช่าผิดสัญญาข้อหนึ่งข้อใด ยอมให้ผู้ให้เช่าบอกเลิกสัญญาเช่าได้ทันที และยอมชดใช้ค่าเสียหาย ค่าขาดประโยชน์ตามความเหมาะสมและตามสมควร เท่าที่ผู้ให้เช่าจะเสียหาย

ข้อ 11. หากสัญญาเช่าสิ้นสุดลง โดยไม่มีการต่อสัญญาเช่า หรือผู้ให้เช่าบอกเลิกสัญญาเช่าตามข้อ 10 ดังกล่าว ผู้เช่ายอมขนย้ายทรัพย์สินและบริวารออกไปจากห้องที่เช่าทันทีโดยค่าใช้จ่ายของผู้เช่าเอง หากผู้เช่าไม่ยอมออกเมื่อถึงกำหนด ผู้ให้เช่ามีสิทธิที่จะล็อคประตูหรือตัดน้ำตัดไฟได้โดยไม่ถือว่าบุกรุก
คู่สัญญาทั้งสองฝ่ายได้อ่านข้อความดังกล่าวแล้ว ตกลงที่จะทำสัญญาฉบับนี้ จึงลงลายมือชื่อไว้เป็นสำคัญ
