ข้อ 1. “ผู้เช่า” ได้ชำระเงินประกันความเสียหายเป็นจำนวนเงิน..........................................................................บาท

ข้อ 3. “ผู้เช่า” สัญญาว่าจะเช่าเป็นเวลาอย่างน้อย …….เดือนและชำระค่าเช่าห้องพัก ค่าไฟฟ้า ประปา ตามมาตรวัดที่ใช้จริง ให้แก่ “ผู้ให้เช่า” หรือผู้แทน ก่อนวันที่ 5 ของทุกเดือน กรณีการเช่าพักไม่ครบ..........เดือน จะถูกริบเงินประกัน
ข้อ 4. “ผู้เช่า” และบริวารที่เข้าพักอาศัยในห้องพักที่เช่า จะเข้าพักได้ไม่เกิน............คน และจะต้องใช้สอยสิ่งของเครื่องใช้ภายในห้องพัก และนอกห้องพักที่ฝ่าย “ผู้ให้เช่า” จัดไว้บริการด้วยความระมัดระวัง เช่น วิญญูชนพึงปฏิบัติ หากเกิดความชำรุดเสียหายโดยประมาทหรือเจตนาต้องชดใช้ค่าเสียหายตามราคาในท้องตลาดจริงปัจุบัน เว้นแต่การชำรุดเสียหาย หรือสิ้นเปลืองไปตามสภาพปกติ
ข้อ 5. “ผู้เช่า” ต้องชำระค่าไฟฟ้า ประปา ค่าโทรศัพท์ ตามมาตรวัดที่ใช้จริง ค่าน้ำ.......บาท/หน่วย, ค่าไฟฟ้า......บาท/หน่วย
ค่าน้ำประปาและค่ากระแสไฟฟ้านี้ ผู้ให้เช่าจะแจ้งให้ผู้เช่าทราบภายในวันที่ 25 ของทุกเดือน และให้ผู้เช่าชำระเงินดังกล่าวพร้อมกับชำระเงินค่าเช่าล่วงหน้าในแต่ละเดือน
อนึ่ง อัตราค่าน้ำประปาและค่ากระแสไฟฟ้านี้อาจขึ้นลงได้ตามส่วนการขึ้นลงของอัตราค่าน้ำประปา ของการประปา และค่ากระแสไฟฟ้าของการไฟฟ้า
ข้อ 6. ถ้าหาก “ผู้เช่า” ไม่ปฏิบัติตามสัญญาเช่าฉบับนี้ อาทิ ค้างชำระค่าเช่า หรือทำความเสียหายต่อทรัพย์สินของ “ผู้ให้เช่า” เกินกว่าเงินประกันความเสียหายที่วางไว้ หรือก่อความวุ่นวาย รบกวนสิทธิของผู้พักอาศัยอื่นๆ รวมทั้งไม่ปฏิบัติตามระเบียบของหอพัก“ผู้ให้เช่า” มีสิทธิบอกเลิกสัญญาเช่าได้ทันที ผู้เช่ากับบริวารจะต้องออกจากห้องพักภายใน 7 วัน นับแต่วันบอกกล่าว และต้องทำสภาพห้องให้อยู่ในสภาพปกติด้วย ถ้าหาก ผู้เช่ากับบริวารไม่ออกจากห้องตามกำหนดจะต้องถูกปรับวันละ 500 บาท
ข้อ 7. การชำระค่าปรับตามข้อ 6 “ผู้เช่า” จะต้องชำระค่าปรับเป็นรายวันต่อ“ผู้ให้เช่า” ถ้าไม่ชำระ“ผู้เช่า”ยินดีให้ดำเนินคดีอาญาฐานบุกรุกได้ทันที และ “ผู้ให้เช่า” มีสิทธิสั่งและขนย้ายของของ“ผู้เช่า”ออกไปทิ้งหรือจำหน่ายและให้ดำเนินคดีทางแพ่งเรียกค่าเสียหายจาก“ผู้เช่า” ได้อีกทางหนึ่งด้วย
ข้อ 8. หาก “ผู้เช่า” เข้าพักอาศัยไม่ถึง........เดือนตามสัญญาที่กำหนดไว้ข้างต้น “ผู้เช่า” จะถูกปรับเป็นจำนวนเงิน 3,000 บาท/ห้อง โดยหักจากเงินค่าประกันความเสียหาย “ผู้เช่า”ต้องแจ้งการย้ายออกล่วงหน้าอย่างน้อย 1 เดือน
ข้อ 9. “ผู้ให้เช่า” หรือผู้แทนไม่มีสิทธิเข้าตรวจค้นห้องพักของ“ผู้เช่า”ยกเว้นการกระผิดสัญญา ผิดกฎหมายและเหตุฉุกเฉิน
ข้อ 10. ห้าม “ผู้เช่า” นำสัตว์มาเลี้ยงภายในห้อง
ข้อ 11. การทำครัว ปรุงอาหาร ห้ามมิให้ผู้เช่าทำครัวหรือปรุงอาหารภายในห้องพัก
ข้อ 12. “ผู้เช่า” ต้องเป็นผู้จ่ายภาษีหัก ณ ที่จ่ายเอง
ข้อ 13. “ผู้เช่า”ได้มอบสำเนาบัตรประจำตัวประชาชน สำเนาทะเบียนบ้านและเอกสารแสดงตัวตามกฎหมายที่ไม่หมดอายุ ให้ไว้กับผู้ให้เช่า
คู่สัญญาทั้งสองฝ่ายได้อ่านและทำความเข้าใจดีแล้ว จึงลงลายมือชื่อไว้เป็นหลักฐาน

ข้อ 5. “ผู้เช่า” ต้องชำระค่าไฟฟ้า ประปา ค่าโทรศัพท์ ตามมาตรวัดที่ใช้จริง ค่าน้ำ.......บาท/หน่วย, ค่าไฟฟ้า......บาท/หน่วย
ค่าน้ำประปาและค่ากระแสไฟฟ้านี้ ผู้ให้เช่าจะแจ้งให้ผู้เช่าทราบภายในวันที่ 25 ของทุกเดือน และให้ผู้เช่าชำระเงินดังกล่าวพร้อมกับชำระเงินค่าเช่าล่วงหน้าในแต่ละเดือน

ข้อ 7. การชำระค่าปรับตามข้อ 6 “ผู้เช่า” จะต้องชำระค่าปรับเป็นรายวันต่อ“ผู้ให้เช่า” ถ้าไม่ชำระ“ผู้เช่า”ยินดีให้ดำเนินคดีอาญาฐานบุกรุกได้ทันที และ “ผู้ให้เช่า” มีสิทธิสั่งและขนย้ายของของ“ผู้เช่า”ออกไปทิ้งหรือจำหน่ายและให้ดำเนินคดีทางแพ่งเรียกค่าเสียหายจาก“ผู้เช่า” ได้อีกทางหนึ่งด้วย
ข้อ 8. หาก “ผู้เช่า” เข้าพักอาศัยไม่ถึง........เดือนตามสัญญาที่กำหนดไว้ข้างต้น “ผู้เช่า” จะถูกปรับเป็นจำนวนเงิน 3,000 บาท/ห้อง โดยหักจากเงินค่าประกันความเสียหาย “ผู้เช่า”ต้องแจ้งการย้ายออกล่วงหน้าอย่างน้อย 1 เดือน
ข้อ 9. “ผู้ให้เช่า” หรือผู้แทนไม่มีสิทธิเข้าตรวจค้นห้องพักของ“ผู้เช่า”ยกเว้นการกระผิดสัญญา ผิดกฎหมายและเหตุฉุกเฉิน
ข้อ 10. ห้าม “ผู้เช่า” นำสัตว์มาเลี้ยงภายในห้อง
ข้อ 11. การทำครัว ปรุงอาหาร ห้ามมิให้ผู้เช่าทำครัวหรือปรุงอาหารภายในห้องพัก
ข้อ 12. “ผู้เช่า” ต้องเป็นผู้จ่ายภาษีหัก ณ ที่จ่ายเอง
ข้อ 13. “ผู้เช่า”ได้มอบสำเนาบัตรประจำตัวประชาชน สำเนาทะเบียนบ้านและเอกสารแสดงตัวตามกฎหมายที่ไม่หมดอายุ ให้ไว้กับผู้ให้เช่า

ข้อ 4. “ผู้เช่า” และบริวารที่เข้าพักอาศัยในห้องพักที่เช่า จะเข้าพักได้ไม่เกิน............คน และจะต้องใช้สอยสิ่งของเครื่องใช้ภายในห้องพัก และนอกห้องพักที่ฝ่าย “ผู้ให้เช่า” จัดไว้บริการด้วยความระมัดระวัง เช่น วิญญูชนพึงปฏิบัติ หากเกิดความชำรุดเสียหายโดยประมาทหรือเจตนาต้องชดใช้ค่าเสียหายตามราคาในท้องตลาดจริงปัจุบัน เว้นแต่การชำรุดเสียหาย หรือสิ้นเปลืองไปตามสภาพปกติ
ข้อ 5. “ผู้เช่า” ต้องชำระค่าไฟฟ้า ประปา ค่าโทรศัพท์ ตามมาตรวัดที่ใช้จริง ค่าน้ำ.......บาท/หน่วย, ค่าไฟฟ้า......บาท/หน่วย
ค่าน้ำประปาและค่ากระแสไฟฟ้านี้ ผู้ให้เช่าจะแจ้งให้ผู้เช่าทราบภายในวันที่ 25 ของทุกเดือน และให้ผู้เช่าชำระเงินดังกล่าวพร้อมกับชำระเงินค่าเช่าล่วงหน้าในแต่ละเดือน
อนึ่ง อัตราค่าน้ำประปาและค่ากระแสไฟฟ้านี้อาจขึ้นลงได้ตามส่วนการขึ้นลงของอัตราค่าน้ำประปา ของการประปา และค่ากระแสไฟฟ้าของการไฟฟ้า
ข้อ 6. ถ้าหาก “ผู้เช่า” ไม่ปฏิบัติตามสัญญาเช่าฉบับนี้ อาทิ ค้างชำระค่าเช่า หรือทำความเสียหายต่อทรัพย์สินของ “ผู้ให้เช่า” เกินกว่าเงินประกันความเสียหายที่วางไว้ หรือก่อความวุ่นวาย รบกวนสิทธิของผู้พักอาศัยอื่นๆ รวมทั้งไม่ปฏิบัติตามระเบียบของหอพัก“ผู้ให้เช่า” มีสิทธิบอกเลิกสัญญาเช่าได้ทันที ผู้เช่ากับบริวารจะต้องออกจากห้องพักภายใน 7 วัน นับแต่วันบอกกล่าว และต้องทำสภาพห้องให้อยู่ในสภาพปกติด้วย ถ้าหาก ผู้เช่ากับบริวารไม่ออกจากห้องตามกำหนดจะต้องถูกปรับวันละ 500 บาท
ข้อ 7. การชำระค่าปรับตามข้อ 6 “ผู้เช่า” จะต้องชำระค่าปรับเป็นรายวันต่อ“ผู้ให้เช่า” ถ้าไม่ชำระ“ผู้เช่า”ยินดีให้ดำเนินคดีอาญาฐานบุกรุกได้ทันที และ “ผู้ให้เช่า” มีสิทธิสั่งและขนย้ายของของ“ผู้เช่า”ออกไปทิ้งหรือจำหน่ายและให้ดำเนินคดีทางแพ่งเรียกค่าเสียหายจาก“ผู้เช่า” ได้อีกทางหนึ่งด้วย
