Lessor rents the house assuming that all electricity, plumbing, and water system are well working at the time of rental. But if there are problems with the electricity, plumbing, or water system, the lessor will take full responsibility and fix within 5 days.
5. The lessee shall be responsible for the costs of electricity, gas, telephone, garbage collection, water per individual meter of usage at the Premises or any other expense incur by the action of the Lessee in any event during the tenure of this agreement.
6. The Lessee shall be responsible for any loss or damage caused to the Premises and furniture, fixtures and electrical appliances and shall maintain the Premises as an ordinary prudent man shall do to his own property. Ordinary wear and tear is acceptable.
7. The Lessee is not allowed to bring any illegal materials to keep or sell in the Premises. In case the Lessor considers any material improper to be kept or sold in the Premises, the lessee must move out such at its own cost.
8. The Lessor shall not be responsible for any loss or damage to the property of the Lessee except if such loss or damage is caused by the Lessor.
9. The Lessee is not allow to assign or sublet the Premises or any part thereof without prior written consent of the Lessor, which consent shall not be unreasonably withheld, conditioned or delayed. The Lessee is also not allowed to use the Premises for the unlawful, immoral, unusual, or disturbing purposes.
10. The Lessee shall not make any modification to any part of the Premise without the prior written consent of the Lessor, with consent shall not be unreasonably withheld, conditioned or delayed. If the Lessee modifies the permanent structure of the Premises or decorates following the give consent, the Lessee agrees to transfer the ownership of the modified or decorated property to the Lessor. Any temporary structure added with the consent of the Lessor at the expense of the Lessee will be removed and retained by the lessee at the termination of this Agreement.
