HOUSE LEASE AGREEMENT


This agreement is made at 25/8 M. 9 T. Nongprue A. Banglamung Chonburi
on 19 October, 2004 between Mr. Patrick Charles issued Ireland hereinafter to be
referred to as the “ Lessor” on one part and Miss Yupaporn Sangpagdee 33/39 M. 6
Soi Diana Inn T. Nongprue A. Banglamung Chonburi hereinafter to be referred to as the
“ Lessee ” on the other part.

Both parties agree as follows :
1. Premises
The lessor agrees to let the lessee to lease a house No. 387/51 Central Park 3 Sukhumvit Rd.,
T. Nongprue, A. Banglamung Chouburi 20260 Tel. 038-377-704 hereinafter referred to as
“ premises ” for residential purpose to employee of the Lessee or allows to reside.
2. Term
The lessor agrees to let the lessee to lease for 6 months from October 19, 2004
To April 19, 2005 upon the expiration of the lease , whether or not lessor and lessee
agree upon the extention of the lease will depend on the lessor. The extension thereof shall
not exceed the previous term.
3. Rental fee and payment
In return of the lease, the Lessee agrees to pay the rental fee to the Lessor at the monthly
Rate of Baht 21,000 ( Twenty-one Thousand Baht ) at 3 day of each month through the term
of lease shall issue receipt for the lease everytime of payment for evidence of the payment.
If the lease is extended, the Lessor and the Lessee agree that the rental fee in the second
Year shall be at the same rate as the first year.
4. Deposit
The secure the damage to be incurred to the Premises arising from the Lessee’s fault or
The Lessee’s dependent, the Lessee agrees to deposit the money for damages of the premises
for 2 months at the amount of Baht 42,000 ( Forty-two thousang Baht ) and the Lessor has
received such deposit Money from the Lessee hereto.

Money after deducting from the damages of Premises at the amount mutually agreed after the expiry Date.

8. Force Majeure
In case where the Premises is damaged due to fire or natural disaster or force majeure as the
