คู่สัญญาทั้งสองฝ่ายตกลงทำสัญญาเช่ากันมีข้อความดังต่อไปนี้

ข้อ 2. ผู้ให้เช่าตกลงให้เช่าและผู้เช่าตกลงเช่าห้องชุดตามข้อ 1 ในราคาดังนี้

2.1 ค่าไฟฟ้า ชำระตามเอกสารใบแจ้งหนี้ของการไฟฟ้านครหลวง ณ สถานที่ที่กำหนดไว้
2.2 ค่าโทรศัพท์ ชำระตามเอกสารใบแจ้งหนี้ของหน่วยงานราชการ/เอกชนที่เรียกเก็บ ณ สถานที่ที่กำหนดไว้
2.3 ค่าน้ำประปา ชำระตามเอกสารใบแจ้งหนี้ของนิติบุคคลอาคารชุดฯ ณ สำนักงานของนิติบุคคลอาคารชุดฯ
2.4 ในกรณีที่ผู้เช่า ผิดนัดการชำระหนี้ค่าเช่า และค่าใช้จ่ายสาธารณูปโภคต่างๆ หรือปฏิบัติผิดสัญญาข้อหนึ่งข้อใด ผู้เช่ายินยอมให้ผู้ให้เช่า หรือตัวแทนของผู้ให้เช่า ดำเนินการตัดมิเตอร์น้ำประปา มิเตอร์ไฟฟ้า และระบบโทรศัพท์ภายในห้องเช่า รวมทั้งยินยอมให้ผู้ให้เช่าดำเนินการบังคับให้เป็นไปตามสัญญาโดยมิต้องบอกกล่าวล่วงหน้า
ข้อ 3. ในวันทำสัญญานี้ ผู้เช่าได้วางเงินจำนวน 10,000 บาท (หนึ่งหมื่นบาทถ้วน) ให้แก่ผู้ให้เช่า ยึดถือไว้เพื่อเป็นประกันการที่ผู้เช่าจะปฏิบัติตามเงื่อนไขของสัญญานี้ และเป็นประกันความเสียหายใดๆที่จะเกิดแก่ผู้ให้เช่า การชำระเงินประกันจำนวนนี้มิให้ถือว่าเป็นการชำระค่าเช่าล่วงหน้าแต่ประการใด ผู้เช่าจะอ้างการชำระเงินประกันนี้เป็นข้อแก้ตัวในการผิดนัดชำระค่าเช่าตามกำหนดนัดในสัญญานี้มิได้ ผู้เช่ายินยอมให้ผู้ให้เช่าริบเงินประกันจำนวนนี้ทันที หากผู้เช่าผิดสัญญาข้อใดข้อหนึ่ง การริบเงินประกันนี้ไม่เป็นการตัดสิทธิของผู้ให้เช่าที่จะฟ้องหรือเรียกร้องจากผู้เช่าสำหรับค่าเช่าที่ค้างชำระ และหรือความเสียหายอื่นๆอันอาจจะพึงมีอีกส่วนหนึ่งด้วย เงินประกันจำนวนนี้ผู้ให้เช่าจะคืนแก่ผู้เช่าโดยไม่มีดอกเบี้ยภายใน 60 วันหลังจากสัญญานี้ระงับลงโดยผู้เช่ามิได้ผิดสัญญา และภายหลังจากหักหนี้ใดๆที่ผู้เช่าค้างชำระให้แก่ผู้ให้เช่าแล้ว
ในกรณีที่ผู้เช่ามีหนี้สินค้างชำระแก่ผู้ให้เช่า ผู้ให้เช่ามีสิทธิหักเงินประกันนี้ได้ และหากยังมีเงินเหลืออยู่ ผู้ให้เช่าจะคืนให้แก่ผู้เช่า แต่หากหักหนี้สินจากเงินประกันแล้วยังไม่คุ้มกับเงินที่ผู้เช่าจะต้องชำระ ผู้ให้เช่ายังมีสิทธิเรียกร้องจากผู้เช่าจนครบ
