สัญญาฉบับนี้ทำขึ้นระหว่าง Mr. Lau Kam Kai โดยบริษัท แอล แอนด์ เอ็น สมาร์ท เทค จำกัด อายุ 60 ปี อยู่บ้านเลขที่ 69/35 หมู่ 6 ถนน กิ่งแก้ว..…ตำบล/แขวง ราชาเทวะ….……….อำเภอ/เขต บางพลี…จังหวัด สมุทรปราการ.….ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้จะซื้อ” ฝ่ายหนึ่งกับ
นายพชร พาณิชวราห์ กับ นางสาวณัชชา ตะรุโณทัย อายุ…..……ปี อยู่บ้านเลขที่ 298/105-106 ถนน พิษณุโลก ตำบล/แขวง สี่แยกมหานาค เขต ดุสิต จังหวัด กรุงเทพมหานคร
ซึ่งต่อไปในสัญญานี้เรียกว่า “ผู้จะขาย” อีกฝ่ายหนึ่ง
คู้สัญญาทั้งสองฝ่ายตกลงทำสัญญากันมีข้อความดังต่อไปนี้

ข้อ ๔ ถ้าผู้จะซื้อผิดสัญญาไม่ชำระราคาที่ดินที่ค้างอยู่ดังกล่าวข้างต้นภายในเวลาที่กำหนดผู้จะซื้อยินยอมให้ผู้จะขายริบเงินมัดจำตามข้อ ๒ ได้ทันที่ และถ้าผู้จะขายผิดสัญญาผู้จะขายยินยอมให้ผู้จะซื้อเรียกงินมัดจำตามข้อ ๒ คืนพร้อมทั้งมีสิทธิ์เรียกเบี้ยปรับอีกจำนวน………………………บาท (…………….) จากผู้จะขาย หรือจะบังคับให้ผู้จะขายปฏิบัติตามสัญญานี้ก็ได้ ทั้งนี้ไม่เป็นการตัดสิทธิคู่สัญญาฝ่ายที่ได้รับความเสียหายที่จะเรียกร้องค่าเสียหายจากฝ่ายที่ผิดสัญญาได้อีก (ถ้าพึงมี)

ข้อ ๕ หากปรากฏในภายหลังว่าเนื้อที่ดินตามความเป็นจริงแตกต่างจากที่ปรากฏในหลังฐานทางทะเบียนไม่เกินกว่าร้อยละ ๕ ของจำนวนที่ดินที่ซื้อขายทั้งหมดแล้ว คู่สัญญาตกลง(๑)จะไม่เรียกร้องค่าที่ดินหรือให้คืนเงินกันอีกแต่อย่างใดทั้งสิ้น หรือ (๒) ตกลงลดหรือเพิ่มราคาที่ดินที่ลดลงหรือเพิ่มขึ้นตามส่วน

ข้อ ๖ ค่าภาษีอากร ค่าธรรมเนียม และค่าใช้จ่ายต่าง ๆ ในการจดทะเบียนโอนกรรมสิทธิ์ที่ดินตรมสัญญานี้ ผู้จะขายเป็นผู้รับภาระเองทั้งสิ้น
สัญญานี้ทำขึ้นเป็นสองฉบับ มีข้อความถูกต้องตรงกัน คู่สัญญาได้อ่านและเข้าใจข้อความในสัญญาโดยตลอดแล้ว เห็นว่าถูกต้องตามความประสงค์ จึงได้ลงนามไว้เป็นหลักฐานต่อหน้าพยานและต่างยึดถือไว้ฝ่ายละฉบับ
