An agreement has been entered into at Bangkok, Thailand, on this 29th day of July 2013 between being represented herein by the authorized Director (being hereinafter called the Landlord) of one part, and In being represented herein by Mr. Stphen Douglas Sheldon and the authorized Directors (being hereinafter called the Tenant) of the other part.
1. It is hereby agreed as follows:
a. The landlord agrees to let and the Tenant agrees to take on lease a portion of space on the Basement floor of 195 square metres at the “Olympia Thai Tower” located at 444 Ratchadapisek Rd., Bangkok, Thailand, as per drawing attached to this Agreement as Attachment A. The aforesaid office space referred to hereinafter being designated as the “Premises”
b. The term of the Lease Agreement shall be for the period of 3 years commencing from
In case the Tenant has terminated the lease prior to the expiration of this Agreement, the Landlord has the right to forfeit the deposit as compensation for the breach of the Agreement.

It is expressly agreed and declared between the parties that this Lease Agreement will be automatically renewed for one year unless either party gives notice to the other by registered letter three months before termination of the lease date, The renewal of the Lease Agreement shall be subject to the same convenants and conditions as mentioned in this present lease.
d. The rental rate agreed upon by both parties is fixed at the sum of Baht per month for the first year, for the second years and baht per month for the third year. This rate is subject to an annual adjustment in line with the cost of living in Bangkok or comparable market rate of comparable office space.
