งานศึกษาวิจัยชิ้นนี้มุ่งเน้นศึกษาถึงรูปแบบลักษณะทางสถาปัตยกรรมของเรือนแถวที่มีการผสมผสานวัฒนธรรมที่มีอิทธิพลจากชาวจีน โดยศึกษาสำรวจข้อมูลทางกายภาพ และข้อมูลเชิงปริมาณทางตัวเลข ซึ่งจะจำแนกประเด็นการศึกษาเป็น 3 ประเด็นดังนี้ 1.ศึกษาการเปลี่ยนแปลงกายภาพทางสถาปัตยกรรมโครงสร้างและส่วนประดับตกแต่ง 2.ศึกษาการใช้งานพื้นที่ภายในกิจกรรมที่ปรับเปลี่ยนไปตามยุคปัจจุบันที่มีความแตกต่างจากการใช้สอยดั้งเดิม 3.ศึกษากรรมสิทธิ์การถือครองที่ดินที่เข้ามามีบทบาทหน้าที่ทำให้เรือนแถวเปลี่ยนบริบทและศักยภาพไปจากเดิม ซึ่งทำให้เกิดการเปลี่ยนแปลงในการใช้งานแต่ละยุคสมัยจนกระทั่งมาถึงปัจจุบัน โดยทำการศึกษาตัวอย่างเรือนแถวทั้งหมด 13 หลัง แบ่งออกเป็น 3 แบบ ได้แก่ แบบที่ 1. เรือนแถวแบบจีนชั้นเดียว แบบที่ 2. เรือนแถวไม้ชั้นเดียว แบบที่ 3. เรือนแถวสองชั้นที่มีลักษณะการตกแต่งแบบจีน แบบจีนผสมยุโรป และแบบยุโรป
