​อนึ่งในกรณีที่ “ผู้เช่า” ตกเป็นบุคคลผู้มีหนี้สินล้นพ้นตัว ถูกพิทักษ์ทรัพย์ หรือตกเป็นบุคคลล้ม ละลาย “ผู้ให้เช่า” มีสิทธิที่จะบอกเลิกสัญญานี้ได้ทันที ตลอดทั้งให้สัญญาเช่าสิ้นสุดลงเมื่อเกิดอัคคีภัย หรือภยันตรายอื่นใดอันเป็นผลให้สถานที่เช่าทั้งหมด หรือบางส่วนเสียหาย หรือถูกทำลายจนถึงขนาดที่ไม่สามารถใช้สถานที่เช่าได้โดยสภาพ หรือตามกฎหมายหรือกฎระเบียบต่างๆ หรือกฎระเบียบอื่นใด
​ในกรณีที่ “ผู้เช่า” มิได้ปฎิบัติตามสัญญานี้ “ผู้ให้เช่า” มีสิทธิบอกเลิกสัญญาโดย “ผู้เช่า” ไม่มีสิทธิเรียกร้องค่าเสียหายใดๆ จาก “ผู้ให้เช่า” และ “ผู้เช่า” ยินยอมรับผิดในบรรดาความเสียหายที่เกิดขึ้นโดยมีเจตนา หรือไม่ ก็ตาม
