ข้อ 3. ผู้ให้เช่า และผู้เช่า ตกลงกันว่า การเช่าตามสัญญานี้ มีกำหนดระยะเวลา 1 (หนึ่ง) ปี

6.2 ผู้เช่าสัญญาว่า จะไม่ดำเนินธุรกิจ หรือชักนำ หรือชักชวน หรือกระทำด้วยวิธีอื่นใด อันเป็นการแข่งขันกับโรงแรมหรือธุรกิจหรือกิจการใด ๆ ของผู้ให้เช่า รวมถึงการขายห้องพัก การรับจองห้องพัก ทั้งของโรงแรมของผู้ให้เช่า และโรงแรมอื่น ๆ ภายในสถานที่เช่า
6.3 ผู้เช่าสัญญาว่าจะเปิดร้านที่เช่าดำเนินธุรกิจทุกวัน

6.7 ผู้เช่าต้องไม่ใช้สถานที่เช่าเก็บ หรือประกอบการ หรือจัดทำกิจกรรมที่ผิดกฎหมาย หรือผิดศีลธรรมอันดี กิจกรรมอันเป็นอันตรายต่อสุขภาพอนามัย เป็นที่รังเกียจ และ/หรือ กิจกรรมที่ก่อให้เกิดความเดือดร้อนรำคาญแก่ผู้เช่าอื่น และ/หรือผู้ให้เช่า

6.9 ผู้เช่ามีสิทธิตกแต่งสถานที่เช่าได้ด้วยทุนทรัพย์ของผู้เช่าเอง แต่ทั้งนี้ผู้เช่าจะต้องยื่นแบบแปลนรายละเอียดการตกแต่งภายในสถานที่เช่าให้ผู้ให้เช่าตรวจพิจารณา และอนุมัติให้ตกแต่งสถานที่เป็นลายลักษณ์อักษรก่อน ทั้งนี้เพื่อให้การตกแต่งสถานที่มีความสะอาด สวยงามสอดคล้องกลมกลืนกันไป และเมื่อได้รับอนุมัติแล้ว บรรดาสิ่งก่อสร้าง ต่อเติมดัดแปลงให้ตกเป็นกรรมสิทธิ์ของผู้ให้เช่าทันที โดยผู้เช่าไม่มีสิทธิเรียกร้องค่าทดแทนใด ๆ ทั้งสิ้น
