ข้อ 4. ผู้เช่าขอให้สัญญาดังต่อไปนี้

ฝากันห้อง และพื้นที่โดยรอบ ตลอดจนส่วนที่ยึดติดอยู่กับทรัพย์สินที่เช่า ให้อยู่ในสภาพเรียบร้อยอยู่เสมอ ปราศจากความเสียหาย ตลอดจนอายุสัญญารวมถึงซ่อมแซมทรัพย์สินที่เช่าให้อยู่ในสภาพที่ดีตลอดระยะเวลาการเช่า โดยหากเกิดความเสียไม่ว่าจะเป็นความเสียหายเพียงการซ่อมแซมเล็กน้อยหรือการซ่อมแซมใหญ่ก็ตาม ผู้เช่าจะเป็นผู้ดำเนินการซ่อมแซมโดยค่าใช้จ่ายของผู้เช่า และจะทำการซ่อมแซมทันทีที่มีการชำรุด แต่หากผู้ให้เช่าพบเห็นและแจ้งเตือนเป็นลายลักษณ์อักษรให้ผู้เช่าทราบถึงความชำรุดบกพร่องหรือความจำเป็นในอันต้องซ่อมแซมทรัพย์สินที่เช่าแล้ว ผู้เช่ายังเพิกเฉยไม่ดำเนินการแต่อย่างใดเกิน 15 วันนับตั้งแต่ผู้ให้เช่าแจ้งให้ทราบ ผู้ให้เช่ามีสิทธิที่จะเข้าไปในทรัพย์สินที่เช่าเพื่อเริ่มดำเนินการซ่อมแซมดังกล่าวเอง โดยผู้เช่าต้องชดใช้ค่าใช้จ่ายเพื่อการซ่อมแซมดังกล่าวให้แก้ผู้ให้เช่าทันทีที่ผู้ให้เช่าร้องขอ
ง. ผู้เช่าสัญญาว่าจะรักษาทรัพย์สินที่เช่าให้สะอาดถูกสุขลักษณะอยู่เสมอ
จ. ผู้เช่าสัญญาว่าจะไม่ทำการ ดัดแปลง ต่อเติม แก้ไขอาคารที่เช่า เว้นแต่จะได้รับอนุญาตจากผู้ให้เช่า ในกรณีที่มีการดัดแปลง ต่อเติม หรือแก้ไขให้ทรัพย์สินที่เช่าเพิ่มขึ้น ทรัพย์สินที่เกิดขึ้นจากการดัดแปลงต่อเติม หรือแก้ไขตกเป็นของผู้ให้เช่า ยกเว้นทรัพย์สินอื่นที่ผู้ให้เช่าตกลงเป็นลายลักษณ์อักษรที่จะมิให้ต้องตกเป็นกรรมสิทธิ์ของผู้ให้เช่า กรณีที่ผู้ให้เช่าไม่ยินยอมด้วยกับการต่อเติม ดัดแปลงนั้น เมื่อสัญญาสิ้นสุดลงไม่ว่าด้วยกรณีใดๆ ผู้ให้เช่ามีสิทธิเรียกร้องให้ผู้เช่ารื้อถอนสิ่งที่ต่อเติมหรือดัดแปลง แล้วทำให้ทรัพย์สินที่เช่ากลับสู่สภาพเดิมภายในระยะเวลาที่กำหนด ด้วยค่าใช้จ่ายของผู้เช่า หากผู้เช่า ไม่ปฏิบัติตามภายในระยะเวลาดังกล่าว ผู้ให้เช่ามีสิทธิรื้อถอนหรือทำประการใดๆเพื่อทำให้ทรัพย์สินที่เช่ากลับคืนสู่สภาพเดิม โดยผู้เช่าตกลงรับผิดชอบชำระเงินค่าใช้จ่ายในการรื้อถอนและปรับสภาพของทรัพย์สินที่เช่าให้กับผู้ให้เช่าภายใน 7 วันนับตั้งแต่วันที่ได้รับหนังสือทวงถามให้ชำระเงินดังกล่าว

สัญญาเช่า ผู้เช่าจะต้องแจ้งเป็นลายลักษณ์อักษรให้ผู้ให้เช่าทราบล่วงหน้าเป็นเวลาไม่น้อยกว่าสามเดือนก่อนครบ
กำหนดสัญญาเช่านั้น
