4.หากผู้ขายไม่สามารถโอนกรรมสิทธิ์ได้ ผู้ขายต้องคืนเงินที่ผู้ซื้อชำระแล้วทั้งหมด พร้อมค่าปรับอีกจำนวน 1 ใน 3 ของจำนวนเงินที่ผู้ซื้อชำระค่าที่ดินและสิ่งปลูกสร้างไปแล้ว
