ประเทศไทยเริ่มเข้าสู่สังคมผู้สูงอายุตั้งแต่ปีพ.ศ.2547 และกำลังจะเป็นสังคมผู้สูงอายุโดยสมบูรณ์ในปีพ.ศ.2567 สาเหตุเกิดจากการที่การแพทย์ในปัจจุบัน มีการพัฒนาเป็นอย่างมาก ทำให้จำนวนของผู้สูงอายุนั้นเพิ่มขึ้นมากขึ้นเรื่อยๆในอนาคต ปัญหาที่ตามมาก็คือสภาพการใช้ชีวิตของผู้สูงอายุ ซึ่งในปัจจุบัน สังคมไทยมีเวลาดูแลผู้สูงอายุน้อยลง เนื่องจากทุกคนในครอบครับมีความจำเป็นที่จะต้องออกจากบ้านไปทำหน้าที่ของตน และในปัจจุบันมีอาคารพักอาศัยสำหรับผู้สูงอายุค่อนข้างน้อย ไม่เพียงพอต่อความต้องการของตลาดผู้สูงอายุในปัจจุบัน และอาคารพักอาศัยของผู้สูงอายุที่มีอยู่ในปัจจุบัน ก็ไม่ได้คำนึงถึงการมีปฏิสัมพันธ์ทางสังคมตามวัฒนธรรมไทย เนื่องจากสังคมไทยจะให้ความสำคัญและความเคารพต่อผู้สูงอายุค่อนข้างสูง ต่างจากวัฒนธรรมของประเทศอื่นๆ ผู้วิจัยจึงมีความสนใจที่จะออกแบบอาคารพักอาศัยสำหรับผู้สูงอายุ โดยคำนึงถึงการมีปฏิสัมพันธ์ทางสังคมตามวัฒนธรรมไทย ซึ่งมีวัตถุประสงค์เพื่อ (1) ศึกษาลักษณะการใช้บริการอาคารพักอาศัยสำหรับผู้สูงอายุในปัจจุบัน จากกรณีศึกษาทั้งในประเทศไทยและต่างประเทศ (2) ศึกษารูปแบบของอาคารพักอาศัยสำหรับผู้สูงอายุ จากกรณีศึกษาทั้งในประเทศไทยและต่างประเทศ (3) ศึกษาในเรื่องของสภาพสังคมและวัฒนธรรมของผู้สูงอายุภายในประเทศไทยในปัจจุบัน (4) ออกแบบอาคารพักอาศัยสำหรับผู้สูงอายุโดยคำนึงถึงการมีปฏิสัมพันธ์ทางสังคมตามวัฒนธรรมไทย โดยการวิเคราะห์กรณีศึกษา 4 กรณี ได้แก่ ชีวาศรมอินเตอร์เนชั่นนอล เฮลล์รีสอร์ท ศูนย์ส่งเสริมสุขภาพมิชชั่น บางไทรฮอสปิเฮาส์ และ สวางคนิเวศ ใช้การเก็บข้อมูลด้วยวิธีการสอบถามและการสัมภาษณ์
ผลการวิจัย พบว่า การออกแบบอาคารพักอาศัยสำหรับผู้สูงอายุที่คำนึงถึงการมีปฏิสัมพันธ์ทางสังคมตามวัฒนธรรมไทย มีผลดีต่อผู้สูงอายุมากกว่าอาคารพักอาศัยสำหรับผู้สูงอายุที่ออกแบบมาโดยไม่ได้คำนึงถึงเรื่องนี้ ทั้งในเรื่องของสภาพจิตใจ และการใช้ชีวิตประจำวันของผู้สูงอายุเอง
