คู่สัญญาทั้งสองฝ่ายได้ตกลงทำสัญญาเช่ากัน มีข้อความดังจะกล่าวต่อไปนี้
ข้อ 1. ทรัพย์ที่เช่า

ข้อ 2. วัตถุประสงค์ของการเช่า
ผู้เช่าตกลงเช่าทรัพย์ตามข้อ 1 เพื่อวัตถุประสงค์ในการพักอาศัยเท่านั้น
ข้อ 3. จำนวนผู้เข้าพัก
ผู้เช่าจะเข้าพักอาศัยในห้องพัก ไม่เกินห้องละ 2 คน เว้นแต่จะได้รับอนุญาตจากผู้ให้เช่าเป็นกรณีไป
ข้อ 4. อัตราค่าเช่าและระยะเวลาการเช่า
ผู้เช่าตกลงเช่าทรัพย์ตามข้อ 1. มีกำหนดเวลาอย่างน้อย 6 เดือน นับตั้งแต่ วันที่ .........................................................โดยจะชำระค่าเช่าล่วงหน้าเป็นรายเดือน เดือนละ 3,800 บาท แบ่งเป็นค่าเช่าห้อง เดือนละ 2,000 บาท และค่าเช่าเฟอร์นิเจอร์และเครื่องเรือน เดือนละ 1,800 บาท โดยค่าเช่าเดือนแรก ผู้เช่าได้ชำระให้แก่ผู้ให้เช่าในวันทำสัญญานี้ ซึ่งผู้ให้เช่าได้รับเงินดังกล่าวไว้เรียบร้อยแล้ว สำหรับค่าเช่าในเดือนต่อๆ ไป ผู้เช่าตกลงชำระให้แก่ผู้ให้เช่าภายในทุกวันที่ 3 ของเดือน ณ บ้านชูสุก
ข้อ 5. เงินประกันการเช่า
ในวันทำสัญญานี้ ผู้เช่าได้วางเงินประกันจำนวน 3,500 บาท ให้แก่ผู้ให้เช่า เงินประกันดังกล่าว เมื่อสัญญาสิ้นสุดลงไปไม่ว่ากรณีใดๆ หากผู้เช่าไม่ได้ติดค้างชำระค่าเช่าหรือก่อความเสียหายใดๆ แก่ผู้ให้เช่า ผู้ให้เช่าจะคืนเงินจำนวนดังกล่าวให้แก่ผู้เช่า แต่หากผู้เช่ายังค้างชำระค่าเช่าหรือก่อความเสียหายใดๆ ให้แก่ผู้เช่า ผู้เช่ายินยอมให้ผู้ให้เช่านำค่าเช่าที่ค้างชำระหรือค่าเสียหายมาหักจากเงินประกันดังกล่าวได้ และหากเงินดังกล่าวไม่เพียงพอ ผู้เช่ายังจะต้องรับผิดชดใช้ให้แก่ผู้ให้เช่าจนครบจำนวน
ข้อ 6. การชำระค่าเช่าล่าช้า
ผู้เช่าตกลงชำระค่าเช่าให้แก่ผู้ให้เช่าภายในทุกวันที่ 3 ของเดือน ณ บ้านชูสุก แต่หากเลยกำหนดเวลาดังกล่าว ผู้เช่ายังไม่ชำระค่าเช่า ผู้ให้เช่าสามารถเก็บค่าปรับเพิ่มเติมได้ เป็นจำนวนเงินวันละ 100 บาท แต่ไม่เกิน 500 บาท ซึ่งหากถึงวันที่ 10 ของเดือนที่ไม่ได้ชำระค่าเช่า ผู้ให้เช่าจะดำเนินการปิดห้องพัก และไม่อนุญาตให้ผู้เช่าเข้าพักจนกว่าจะได้รับค่าเช่าที่ค้างชำระรวมทั้งค่าปรับทั้งหมด
ข้อ 7. ระเบียบหอพัก
ผู้เช่าจะต้องปฏิบัติตามระเบียบหอพักที่ผู้ให้เช่าได้กำหนดไว้ หรือจะได้กำหนดไว้เป็นคราวๆ เพื่อความเรียบร้อย และปลอดภัยของผู้เช่าทุกคน และให้ถือว่าระเบียบดังกล่าวเป็นส่วนหนึ่งของสัญญาเช่านี้ด้วย
ข้อ 8. ค่าน้ำประปา ค่ากระแสไฟฟ้า
ผู้เช่าจะต้องชำระค่าน้ำประปาและค่ากระแสไฟฟ้าให้แก่ผู้ให้เช่าตามจำนวนที่ใช้ในแต่ละเดือนตามมาตรวัดที่ได้ติดตั้งไว้หน้าห้องและด้านหลังห้องของผู้เช่า โดยมีอัตราดังนี้
(1) ค่าน้ำประปา ยูนิตละ 25 บาท
(2) ค่ากระแสไฟฟ้า ยูนิตละ 8 บาท
ข้อ 9. การพักอาศัย
การเช่าห้องพักตามข้อ 1. ก็เพื่อวัตถุประสงค์เฉพาะให้ผู้เช่าพักอาศัยเท่านั้น ผู้เช่าจะนำบุคคลอื่นเข้ามาพักอาศัยไม่ได้ เว้นแต่จะได้รับความยินยอมจากผู้ดูแลหอพักก่อนเท่านั้น ซึ่งหากได้รับความยินยอม ผู้เช่าจะต้องนำสำเนาบัตรประจำตัวประชาชนมาไว้เพื่อเป็นหลักฐานเป็นคราวๆ ไป
ข้อ 10. การทำครัว การปรุงอาหาร
ห้ามมิให้ผู้เช่าทำครัว หรือปรุงอาหารในห้องพัก
ข้อ 11. การเลี้ยงสัตว์ในหอพัก
ห้ามมิให้ผู้เช่านำสัตว์เลี้ยงใดๆ เข้ามาเลี้ยงในห้องพักและบริเวณหอพัก
ข้อ 12. การทิ้งขยะ สิ่งปฏิกูล
ห้ามมิให้ผู้เช่าสะสมขยะ สิ่งปฏิกูล ไว้ในห้องพัก ระเบียงหลังห้อง ระเบียงหน้าห้อง หรือบริเวณหอพัก และจะต้องนำไปทิ้งลงในถังขยะของเทศบาลฯ บริเวณริมถนนด้านหน้าหอพัก
ข้อ 13. การทิ้งขยะลงในสุขภัณฑ์
ห้ามมิให้ผู้เช่าทิ้งขยะ เศษเส้นผม กระดาษชำระ ผ้าอนามัย ฯลฯ ลงไปในโถสุขภัณฑ์และอ่างล้างหน้า หากมีการอุดตันของสุขภัณฑ์และอ่างล้างหน้า โดยสืบได้ว่ามาจากการกระทำดังกล่าว ผู้ให้เช่าจะคิดค่าดำเนินการแก้ไขจากผู้เช่า 500 บาท ต่อครั้ง
